The current owners purchased the property in June 2001 and have lived in it for approaching twenty years. “We wanted a house in a quiet spot but within a community,” they explained. “The property is special as it has so much space. We have several rooms where you can escape if you feel the need, but also the space to gather together too.” Arranged over three floors, The Hawthorns offers six spacious double bedrooms, two of which have en suites, and a family bathroom on the first floor. “Our bedrooms are quite big so plenty of space for sleepovers and guest stay overs. We converted the loft to make some extra space for guests, but it later became our teenage son’s bedroom and music room,” they said.

KEY FEATURES

On the ground floor there is a very spacious sitting room at just over 22 feet in length, and also a large conservatory which extends a similar length across the rear of the property. “We added the conservatory because we wanted somewhere to sit and enjoy the garden,” the present owners said. “And we have always loved the lounge as it is so big and warm with the log burner. We have had parties in the house and it’s such a great space to sit and chat and catch up with friends and family.” On the ground floor there is also a dining room, study and utility room, all arranged around the entrance hall, and the kitchen which offers views of the garden. “All the rooms are fully used in the house,” the present owners remarked. “The kitchen, dining room and conservatory act as our family hub area where we play boardgames, cook and chill.”

“Our study has become an invaluable part of the house this year with home schooling and working from home. It’s a very bright space and big enough for two desks, and has its own coffee making/tea area with cupboards, washbasin and telephone line too.”

The owners have been contemplating a move for a number of years but have found it difficult to take the plunge because the property suits them so well. “We will also miss our neighbours,” they said. “They’ve helped to keep us in Gressenhall for so long. They’re amazing, supportive and the friendliest people ever. We have been very very lucky.

KEY FEATURES

From barcecues, garden parties, coffee mornings, street parties during the royal celebrations and more recently meeting for coffee outside, socially distanced of course, our neighbours are the best and we will miss them the most.”

Private Space “The garden is south facing so the sunshine is warm and very welcome. The summer is always a wonderful time for us as the doors to the conservatory open onto the garden and this is key to entertaining and cooking.” A terraced area extends from the conservatory, the rest of the garden being mainly laid to lawn. “The back garden is our quiet space. We are not overlooked so it is a very private place too. We have had quite a number of barbecues, birthday celebrations and teenage campouts over the years which have been great fun.” The front garden comprises the driveway and another area laid to lawn. “There is plenty of parking space for visitors and teenage drivers, our own teenage children having their own cars now!”

Village Idyll “Gressenhall is a beautiful village with a real sense of community. It hosts an annual fete which has been growing in size year on year, and this is followed by a music evening.” Gressenhall is a well-served village approximately four miles to the north of and 25 miles west of Norwich.

OUTSIDE

Village amenities include a shop, pub (closed at present) and active village hall, with a primary school located in the neighbouring village of .

“Our very own post office and shop is run by the lovely Simon and Theresa, who are very friendly and helpful and a tremendous support to the community,” the owners said. “The village pub has been bought by the community of Gressenhall and is currently being renovated and due to open later this year. A short walk down the drift from our house and open in normal times is our social club offering regular auctions, bingo, country dancing, theme nights, and there’s also a sports field supporting the local football and cricket teams. And a children’s playground for families too with an array of outdoor equipment.”

The village is famous for its “Rural Life Museum”, but its location in the wonderful Norfolk countryside means that it is ideal for walking or for bike rides around the village and surrounding areas. “And it’s only around thirty minutes’ drive to the coast to enjoy the beaches of Wells and Holkham,” the owners said.
