Land valuations overview: Gladstone Regional Council

On 31 March 2021, the Valuer-General released land valuations for 28,429 properties with a total value of $3,536,001,969 in the Gladstone Regional Council area.

The valuations reflect land values at 1 October 2020 and show that Gladstone Regional Council has decreased by 7.8 per cent overall since the last valuation in 2018.

Residential values have generally decreased overall.

While land values have generally decreased since the last valuation, there has been some increases in certain market sectors and localities.

The movement of land values varied across the Gladstone Regional Council area.

Gladstone Regional Council 2 Explanatory Notes:

Residential land values have generally decreased significantly in Gladstone suburbs, Miriam Vale and Turkey Beach. The median value of residential land in the Tannum Sands locality was unchanged at $131,000.

Seventeen Seventy reflected a slight increase in median values due to increased demand for vacant land.

Gladstone Regional Council 3 Explanatory Notes:

 Multi-unit residential land values in the Gladstone Regional Council generally decreased moderately as a result of low demand for home units.  Industrial land values in the generally remained steady based on a balanced demand for industrial land in the region.  Commercial land values in the Gladstone region generally decreased moderately based on weak demand for commercial properties.  Rural land values in the Gladstone region increases were minor overall, driven by an improving market supported by commodity prices, lower interest rates and strong demand for properties.  Despite drought conditions in some areas, the rural sales evidence, particularly in Central , indicates positive market conditions.
