Seller Insight

New Cottage, in the pretty little Hertfordshire village of , was newly constructed in 1997 to offer a secluded modern home which doesn’t look out of place in its semi-rural environment comprising largely older properties.

The current owners bought the property direct from the builder and have enjoyed 20 happy years living here. “We were initially impressed with how well designed and built the house was and how well it blended in with the older neighbouring properties, many of them Grade II Listed” they say. “The sitting room at the rear of the house is extremely quiet, looks over the garden and has a substantial open fireplace which adds comfort and character. We particularly enjoy the peaceful and secluded south facing garden. It’s a manageable garden and not overlooked making it very private”.

The village has several key amenities; the welcoming Three Tuns country pub and restaurant, a thriving Village Hall and Hormead C of E First & Nursery School, all of which are within walking distance of the house. “A further benefit is that the village is within a defined Conservation Area, ensuring un-spoilt countryside and the preservation of its character from unwelcome development. The local area is unique in offering all the advantages of a rural landscape and the peace and quiet that accompanies it, but at the same time is commutable to London and ”.

Local shops and leisure facilities at the nearby towns of Buntingford, Ware, Royston, Saffron Walden, and Bishop’s Stortford are all within easy reach. “Cambridge is around a 40-minute drive away and offers everything you’d expect from a cosmopolitan city, whilst the beautiful English Heritage and National Trust properties of Audley End House & Gardens and Wimpole Estate make for a perfect day out in the countryside” they add.

Access to the A10 at Buntingford and to the M11 at Bishop’s Stortford, both of which lead directly to the M25, are a short drive away, whilst the airports of Stansted and Luton are a 30 minute and 45-minute drive respectively. Commuters have a choice of railway stations with lines into London including Audley End, Bishop’s Stortford, Ware and Royston, all of which are a 30-minute drive away.

“We will greatly miss the seclusion that the house offers but the time has come to move nearer to our family”.*

On driving into the pretty village, New Cottage is found in an elevated position set behind a mature hedge. Having been built in 1997 the house enjoys many individual features and character that is so often lacking in todays modern homes. The hallway immediately impresses being split level with an interesting turning staircase leading to the first floor. The living room is a delightful room and has real character and warmth with a large brick open fireplace. From the living room doors open onto the garden and a door leads into the dining room. A great entertaining space. The kitchen, at the front of the house, benefits from being well fitted with a good range of units and is an excellent practical family kitchen. On the first floor the master bedroom enjoys an en suite shower room and there are two further good size double bedrooms and a family bathroom.

The garden is a particular feature of the house being south facing at the back and enjoying a very good level of privacy with a wonderful rural backdrop of mature trees and hedging. It is of a good size without being too large ideal for keen gardeners without it being a tie.
