Introduction

Welcome to St Mary’s Cottage. Mulgrave Estate thanks you for choosing to holiday in one of its properties and hopes you enjoy your stay at Hutton Mulgrave.

This Access Statement is designed to give you a brief overview of facilities in and around St Mary’s Cottage.

St Mary’s Cottage is a traditional stone built cottage situated in the small farming community of Hutton Mulgrave. It is located next to a working farm. It has recently been refurbished to a high standard and provides comfortable accommodation for up to 2 people. It has the benefit of a large, private garden to the front with ample parking and seating. The property is remote and lies approximately 5 miles north of , just off the A171.

Pre-Arrival

• A copy of the Access Statement can be obtained from the Mulgrave Estate Office or website at www.mulgrave-estate.co.uk. • Due to its location, own transport is necessary. • Whitby is approximately 5 miles. • St Mary’s Cottage is approached by a drive off the minor road that runs through Hutton Mulgrave. The drive passes to the east of High Farm to a 5-bar metal gate. • Beyond the gate is the wooden access gate to St Mary’s Cottage.

Arrival & Car Parking Facilities

• A large parking is available to the front of the property, which forms part of the large garden. This area is fenced and gated. • The car park surface is hardcore with grass to either side.

Main Entrance

• A concrete path leads from the wooden gate to the front door.

Public Areas - Hall, Living Area

• The front door opens directly to the hall. • The entrance hall leads to the open plan living area of kitchen/diner/lounge. • There is an understairs cupboard housing cleaning equipment. • The kitchen area is fitted with wall and base units, freestanding cooker, under work surface fridge with freezer compartment, washing machine and sink. • The dining/lounge area has a 2 seat sofa, tv and dvd, floor lamp, dining table and two chairs, rug and woodburner. • The floor is laminate wood with underfloor heating. • The stairs to the first floor ascend from the living area.

Public Areas – Stairs

• Stairs ascend from the living area to the first floor with two turns.

Bedrooms

St Mary’s Cottage has one double bedroom located on the first floor. The room is well maintained and has been decorated in neutral shades. Access to the bedrooms is via the staircase (carpeted) from the hall. The bedroom has one window to the front of the property. There is a king sized bed, two bedside tables, double wardrobe, chest of drawers, pine chest and swing mirror.

Bathroom & WC

The bathroom is located on the first floor. It contains a three piece white suite, with shower into the bath. There is a shaver point and the flooring is vinly. A heated radiator is in the bathroom as well. One window to the rear.

Grounds and Gardens

The garden at St Mary’s Cottage is laid with hardcore and grass. The oil tank is screened by a wooden fence. Attached to the cottage is an outhouse where the boiler and freezer are located. There is also a separate outhouse housing the BBQ and outside chairs.

Additional Information

• A fire blanket and extinguisher are located in the kitchen. If a fire breaks out in the property, you should exit the property via the front door. DO NOT TRY TO RETRIEVE YOUR BELONGINGS. The Emergency Services should be contacted as soon as possible, by dialling 999. Please ensure you familiarise yourself with the emergency statement located in the cottage.

• St Mary’s Cottage operates a strictly No Smoking policy.

• Dogs are accepted by prior arrangement. No dog bowls or other such items are provided. It is the responsibility of the owner to provide all necessary feeding bowls, leads and bedding for their pet. Dogs should not sleep in the bedrooms. It is the owner's responsibility to clean up after their dogs. Dog waste should NOT be left in the garden.

• St Mary’s Cottage is located next door to a working farm which has livestock. Dogs must be kept under control at all times and should not be left to roam in the garden unattended. PLEASE BE AWARE THAT THE FARMER IS WITHIN HIS RIGHTS TO DESTROY DOGS IF THEY ARE CAUGHT WORRYING LIVESTOCK.

• St Mary’s Cottage is suitable for guests who do not have difficulty with stairs. Because of its layout, St Mary’s Cottage is not suitable for disabled persons who require wheelchair mobility.

• Mobile telephone coverage is not available within the cottage; a signal is obtained when outside.

• On departure, please lock all doors and put the key through the letterbox.
