The building’s purpose is to contribute to the beauty of Orewa’s environment, create a pleasing habitat for it’s occupants and be delightful for Orewa’s public. Traditional architecture is based on the scale of the human body and mirrors it in a variety of ways. Such as the symmetrical design of the facades, similar to the symmetry of the human face. The building has a tripartite composition (of brick base, timber clad middle and sloped metal roof top), same as the feet/body/head or base/shaft/cap.

The building was designed to be both utilitarian and create sensual delights, such as it’s porch-wrapped façade towards the sea, it’s vine covered entrance pergola or its practically located cycle/ boat storage. The building is anchored into its natural setting through the use of human scaled natural materials (bricks and siding); while different colours for the brick, siding, trim and roof add richness by highlighting different architectural elements. The apartment’s internal layouts are gracious, all achieving multiple view aspects and passive cross ventilation. The apartments are larger enough to meet the needs of a family.

It’s Apparent Structure

The structural elements are designed in a way that they appear solid and will stand up over time. There is a hierarchy between the wall’s materials, with the heavier brick elements on the ground floor with smaller opening. This corresponds to masonry’s heavy weight and limited ability to span openings. The lightweight wood/siding material is above the masonry with larger spanning openings. Openings are aligned on axis to further express the structural bearing of the walls. The weight of the balconies is brought back into the walls and down to the foundation through the use of knee-braces, timber piers and masonry columns. MODERN PRECEDENT The Celebration of the Act of Building

Knee-braces, exposed rafter tails, window/door coverboards, corner boards, pergolas, bay windows, rustication and bazara benches are all elements of the design which celebrate the act of building. These elements play with gravity and light while casting intriguing shadows. Connections between materials are celebrated and lapped with moldings.

Regional Dialect and Local Particulars

The design uses the NZ vernacular language; similar to some of the finest building in Auckland and Northland. This allows the building to contribute to Orewa’s build environment; rather than stick out like a sore thumb. We all know Kensington Park is a successful and beloved area of Orewa; hopefully this design contributes to that built language of Orewa.

The design also follows these guidelines of traditional architecture:
