We vividly remember turning off a quiet country lane onto a long drive that disappeared through a canopy of trees. As the track turned left we were greeted by a riotous display of colour, from the swathes of daffodils that flanked its sides. When we stepped out of the car, all we could hear was the wind in the trees and the sound of birdsong. It was at that moment we lost our hearts, it was at that moment we knew we were home.” Possibly the only privately owned property on the Earsham Hall Estate, the property has been lovingly and painstakingly restored by the current owners over the past 13 years and presents a unique family home in an unrivalled setting.

Picture Perfect “The sales literature described the location as “unique, idyllic, tranquil and secluded” in fact everything we had been looking for. When we arrived at the house we were not disappointed, it was exactly as described, absolutely enchanting.” Surrounded by the Earsham Hall Estate, the house enjoys uninterrupted views of changing farmland throughout the year. “The vibrant yellow fields of rape, the golden fields of wheat – it’s a scene that’s always changing, always fascinating,” enthused the owners. “Sitting on the balcony at the rear of the house, overlooking the wildflower meadow and out to the fields and woodland beyond, you reconnect with nature. No houses, no light pollution, just the sounds of nature and endless skies to distract you; paradise.”

Labour of Love Having found the perfect location, the owners embarked on a journey of rediscovery and restoration to create a home that was for them as perfect as the location. “Our aim was to restore the house sympathetically and with the utmost respect for its wonderful character and heritage. Whilst most of the beams are original, we purchased half of a 17th century barn to ensure a seamless synergy between the original and restored fabric of the building and maintain architectural authenticity”. The owners have completed a huge amount of work to the property and it’s all been orchestrated with the utmost respect for the original house. “The Tudor sitting room at the back of the house is lovely, with two large windows and a stunning ceiling. We spent seven months searching for authentic floor bricks for that room; we wanted them to be as close to the original Tudor bricks as possible and we finally found the most beautiful supply. The bonus is, of course, that we were able to properly insulate the floor before hand laying the bricks.” The owners methodically stripped, repointed and exposed the original brickwork on the glorious inglenook fireplace in the same room. “We also sourced some beautiful Georgian French doors for the dining room and fitted lovely old French bolts…”

Super Family Home The original Tudor farmhouse is flanked by a double height Victorian addition on one side and a single height Victorian addition on the other. “We love the original beams, the beautiful old floors, and the large inglenook fireplaces of its Tudor heritage but also the elegant triple aspect rooms filled with light. There’s a real juxtaposition of Tudor and Victorian architecture yet, at its heart, this is a really super family home.” That’s evidenced by the impressive space that runs from the front to the back of the house and serves as a quite extraordinary main living area. “It’s a fabulous space!” confirmed the owners, adding “We use it as a kitchen, dining room and sitting room in one. You could live in just that one room; it’s absolutely wonderful in the summer and equally great in the winter with the wood burner roaring away.” With four exquisitely renovated bedrooms, three bathrooms and plenty of different living areas to indulge every disposition, there’s no doubting the convivial lifestyle to be led here. Additionally, the extensive range of outbuildings set most attractively around a Victorian courtyard offer huge potential, whether for indulging family interests and activities, or for generating a second income.

Within Easy Reach The immediate environs of this property are unquestionably superb; it benefits, also, from a setting in the beautiful Waveney Valley and from proximity to the celebrated market town of Bungay. “Bungay is less than five minutes in the car and there you can find all the little artisan businesses that make living here such a draw,” the owners confirmed. “There’s a wonderful fishmongers, a fabulous deli, a super whole food shop, an amazing fruit and veg shop, a lovely bakery that produces incredible sourdough bread, a vibrant market, doctors surgery, vets and a supermarket if you really need it!” If you want to venture further afield, the many and varied attractions of Norwich city centre or the glorious coastal village of Southwold are both less than half an hour by car.
