Summary Comments

A locally undulating site to the edge of Arkholme, largely contained but with distant views out to the south across the Lune Valley to the Forest of Bowland AONB. Development of this site would need to consider the impacts on the adjacent chapel and other nearby properties including Bainsbeck house. However it is considered that the site could contain small scale development with limited impact on the landscape character or views out as an extension to the edge of the village. Assessment of this site should also take into account the impact of the adjacent former SHLAA site 07 currently under Development.

Summary Comments

A narrow area of woodland, largely contained between modern residential development to the north, south and west. The site rises up to the east and is on the edge of Torrisholme Barrow a Drumlin to the edge of Morecambe. The landform and type provides limited views out, however form part of a distinctive larger feature in the landscape. The sites current character type and position would be significantly adversely affected under development and would have a significant impact on views from the wider area.

An isolated site separated by rail lines from the existing residential areas with restricted access crossed by a number of field drains. Wider views limited by localised undulating landscape to the south and east.

Summary Comments

This site is located to the edge of the countryside, partially separated by modern infrastructure which dominates the historic and natural features. It is small in scale, undulating from south to north with a sense of enclosure created by the rail line embankment to the north and the existing urban edge to the south west. Natural features in the form of limestone boulders and mature isolated trees form key elements within the landscape. It is considered that the full development of this site would negatively impact the adjacent countryside character, however partial development along the south western edge where the site is lowest would be possible and allow access onwards to site 43.

An enclosed area of farmland, separated from the surrounding countryside by the surrounding infrastructure. The site is low lying with the canal and trunk road rising to the east and north boundaries increasing the sense of containment. The existing pylons and overhead power cables running across the centre of the site form a dominant feature, which along with glimpse of the employment site beyond the canal to the south and the rising urban development to the west The nature of Site 43 is considered to have capacity to accommodate low rise residential development in keeping with the adjacent urban fringe without resulting in harm to the surrounding landscape character or the distant AONB. Mitigation to ensure successful integration could include a buffer strip to canal corridor and restricting height of development

This is an enclosed site set below the historic ribbon development which runs along the ridge of the local landform falling to the south towards the canal. Currently overgrown with considerable scrub, it is separated from nearby modern development by the green lane, it is contained by mature planting around the western, southern and eastern edges and the existing urban development to the north. Views out are contained to the south looking across the canal and restricted by mature vegetation along the canal corridor and the rising hillside beyond. It is considered that this site could accommodate a small residential development with minimal impact on the surrounding character

Summary Comments

An enclosed, partially constrained site which is located within a natural valley, a culverted watercourse enters the site from the west and runs along the northern boundary. The existing form and vegetation of the site suggests a former use as a water body or flood plain, possibly associated with the former gravel pit. The site is bounded by mature vegetation to the south, east and west enhancing the feeling of enclosure. And the edge of a small residential development to the west. Footpaths run along the southern and western edges and into the woodland to the south Dependent on ground conditions and access, it is considered that this site could accommodate a small residential development. Mitigation would be required to reduce the impact of this on the adjacent cemetery to the north.

Summary Comments

A broad undulating area of pasture farmland located along the southern edge of Carnforth, falling broadly east to west, the upper areas command views out across the town north and west towards the Arnside and Silverdale AONB and the coast, as well as south where the rising landform allows. The area is characterized by large fields roughly rectangular in shape, bounded by mature hedges infilled with post and wire fences, with individual and groups of mature deciduous trees. A number of green lanes and public footpaths cross the area with a single line of pylons and power cables running north to south along the eastern side. Due to the changes in levels it is considered that a partial development of this area would be possible along the western side without creating a negative impact on the wider landscape character and views from the AONB. Integration of this site could be aided by the development of the adjacent SHLAA/LPSA site 61, Lundsfield Quarry, to the north, connecting the development to the existing urban area. Mitigation of the impacts of development could be in the form of restricted building heights, increased boundary planting around the outer edges of development, and the use of street trees and green infrastructure to reduce the impact of the buildings. Green corridors and ecological buffer zones along the canal to the west and the green lanes running across the site would also reduce the impact on wider landscape character

Adjacent properties along Quernmore Road are low to medium density and should influence the scale and density of the suitable development on site 99.

Beyond there are more copses to the west and south collectively offering some mature tree enclosure. Escowbeck Farm to the south is a substantial cluster of buildings and a potential development edge constraint. Assuming retention of existing vegetation and further mitigation a carefully designed residential development could result in a neutral overall impact, though removal of woodland for access from Quernmore Rd will be difficult to mitigate, especially for adjacent residents overlooking this location. A potentially better location would be opposite Broadacre, through site 99.

Summary Comments

The site straddles the A683, reaching from the southern edge of the River Lune to AONB boundary near Old Parkside Farm. The landscape is rolling here and land parcel south of the A683 is also influenced by the M6 motorway corridor to the immediate west. At this location there is a local rise creating a north facing aspect toward Halton from where development would be visible. There is, however, with sensitive design, the potential for the landscape to accommodate some small scale low density development. The area adjoining the AONB boundary is lower lying and could, therefore, potentially be developed in the same way though this will certainly have an impact on view from the AONB and its local setting. The landform of Knotts Wood within the AONB would, however, help to limit impact of the adjoining development and change in the skyline. The site north of the A683 up to the River Lune is an intimate rolling landscape, influenced by low pylons and sparse detached properties. The riparian corridor offers good vegetation cover and this part of the site could be suitable for small scale development, though access option will likely be limited to the recreational current car park entrance. In summary this is a sensitive and complex site, the development of which at any substantial scale is likely to cause a negative impact to both landscape and visual amenity. However, small scale and fragmented development across the site may be accommodated if mitigated correctly, sensitive the landform and setting.

Summary Comments

The site consists of a linear ridgeline running south from Lancaster, falling away either side towards the Lancaster Canal to the west and the North west coast rail line to the east. The ridge offers views out east towards the Forest of Bowland AONB and west towards the coast with visibility reducing towards the edges due to the topography and localized vegetation. The site consists of agricultural, mostly pastoral fields in an established pattern, bounded by mature hedgerows and boundary walls. A small number of farms are located in the area, served by a few minor roads. The rail line and infrastructure dominates the eastern edge with the road corridor beyond providing background noise. Individual and clumps of mature deciduous trees punctuate the skyline with a single large line of pylons and power cables running north just beyond the western edge before turning west towards Heysham into the distance, with another running east to west across the northern section of the site. It is considered that the development of this site would have a significant adverse impact on both local and surrounding landscape character due to the local topography and visibility. The way in which the site could be developed is further constrained by the changing levels and accessibility over the rail line and the canal to either side. The topography of this site would likely present any development as a distinctive change in views from the Forest of Bowland AONB, out west towards the coast.

Predominantly rural character, but relatively open rolling pasture, with hedgerows to peripheries and isolated hedgerow trees. Edge of settlement with good potential access from Kirkby Lonsdale Rd. Pylons influence views to the north. Adjacent settlement boundary is limited to properties in the south west corner. Although this site is on the edge of Halton and therefore potentially considered as an extension to the settlement boundary, the settlement character is predominantly semi-detached properties of medium to low density. In addition whilst the landform is gently rolling it is relatively open in character and rising to the north so any development should incorporate a strong landscape and green infrastructure strategy to mitigate harm to visual amenity, including retention of existing vegetation. Nevertheless for the adjacent properties in the SW corner of the site it is likely that even with mitigation the development of the site will result in at least the partial loss of their open views across the hedgerow boundary.

Summary Comments

Enclosed pasture surrounded by distinctive stone wall to west and north. There are two clipped hedgerow separating three pastures. The western pasture against Forge Lane and Low Road creates a strong and positively rural character to the site, not least as it is seen in context of the adjacent farm scale buildings and woodland backcloth to the north. This western field is largely surrounded by the characteristic stone wall as well as mature trees to the south and a single mature tree within the pasture. The eastern (central) field is seen within the context of existing adjacent housing to the north and east. The southern field is sloping down to the River Lune between the Halton Mills site and site 167. With mitigation this site could accommodate some development but this may best be confined to the eastern / central field where it could be considered an extension of the adjacent residential boundary. The western and southern fields offer a valuable separation of development on a local scale and greenspace that contributes positively to the setting of existing and future development. As such the whole site were to be developed there would likely be a negative overall impact to landscape and visual amenity.

This site is a small narrow strip field to the rear of modern properties to the east at St. Wilfrid’s Park, and the mature gardens of St Wilfrids Care Home to the West. Access is proposed from the latter, along Foundry Lane, without which access would need to be via Rowan Bank across an adjacent field. However, it appears that the site is already sold with outline planning permission for the development of 4 houses. Views to and from the AONB are restricted by the surrounding vegetation and residential properties. Mitigation of visual amenity will be required for rear of properties on St. Wilfrid’s Park – vegetation is already indicated on the outline site sales board (see photo 2) which would achieve this.

Site area between Forge Lane and Mill Lane is partially developed with remaining cleared post-demolition with some vegetation retained. With Forge Lane notably elevated the site affords a southerly aspect toward the river. The inclusion of the refurbished former Halton Mill to the east, around which contemporary residential properties have been recently built. Together they generate an intimate live / work character. Assuming the remaining development plots are taken forward in the same way as those built / refurbished to date this should create a positive improvement to the landscape character and visual amenity to this location, subject to the incorporation of mitigation measures including consideration of scale, materials, access and landscape.

This site forms an elevated ridge line running along the northern edge of the Lune Valley bounded to the north by the new by-pass which severs it from the adjacent countryside to the north. The area is primarily pastureland with and urban fringe to the south along the lower sides of the valley. Boundaries vary from mature hedgerows to the north to stone walls and estate fencing to the south along the urban edges. Views are available out north and west from the ridge line, and to the south across the valley towards the Forest of Bowland AONB, punctuated by mature tree clumps and individual trees, Power lines and pylons run north to south and north west to south east along the western edge of the site, dominating the skyline. It is considered that this site could be partially developed along the southern edge as an extension to the existing urban fringe without causing significant change to view from the AONB and wider countryside. Mitigation measures could include limiting building heights to reduce the impact on the skyline and controlling density and massing to reduce the change in views from distance.

Summary Comments

The site consists of a linear ridgeline running south from Lancaster, falling away either side towards the Lancaster Canal to the west and the North west coast rail line to the east. The ridge offers views out east towards the Forest of Bowland AONB and west towards the coast with visibility reducing towards the edges due to the topography and localized vegetation. The site consists of agricultural, mostly pastoral fields in an established pattern, bounded by mature hedgerows and boundary walls. A small number of farms are located in the area, served by a few minor roads. The rail line and infrastructure dominates the eastern edge with the road corridor beyond providing background noise. Individual and clumps of mature deciduous trees punctuate the skyline with a single large line of pylons and power cables running north just beyond the western edge before turning west towards Heysham into the distance, with another running east to west across the northern section of the site. It is considered that the development of this site would have a significant adverse impact on both local and surrounding landscape character due to the local topography and visibility. The way in which the site could be developed is further constrained by the changing levels and accessibility over the rail line and the canal to either side. The topography of this site would likely present any development as a distinctive change in views from the Forest of Bowland AONB, out west towards the coast.

Summary Comments

A large area of open rolling pasture farmland separated into field by mature hedgerows interspersed with occasional trees. A number of small ponds and farms are present within the undulating site which is bounded by the A6 and residential edge of Lancaster to the east and the Lancaster canal to the west. Views south are interrupted by a number of pylons running east to west in the skyline. The west coast main rail line cuts through the eastern side of the site The development of this full site would have significant impacts on the surrounding landscape character and wider views of the area. Any proposed development of this site should be considered in terms of cumulative impact along with adjacent sites UE1 & 334 (LPSA 327).

This site forms an elevated ridge line running along the northern edge of the Lune Valley bounded to the north by the new by-pass which severs it from the adjacent countryside to the north. The area is primarily pastureland with and urban fringe to the south along the lower sides of the valley. Boundaries vary from mature hedgerows to the north to stone walls and estate fencing to the south along the urban edges. Views are available out north and west from the ridge line, and to the south across the valley towards the Forest of Bowland AONB, punctuated by mature tree clumps and individual trees, Power lines and pylons run north to south and north west to south east along the western edge of the site, dominating the skyline. It is considered that this site could be partially developed along the southern edge as an extension to the existing urban fringe without causing significant change to view from the AONB and wider countryside. Mitigation measures could include limiting building heights to reduce the impact on the skyline and controlling density and massing to reduce the change in views from distance.

A generally flat site which sites at the base of a broad valley, gently rising up to the east to the M6 and the Forest of Bowland AONB beyond. The site is open with long views out to the north along the valley. Vegetation is limited to hedgerows and individual hedgerow trees to the east, south and north, with a band of woodland following a small stream to the west at the base of the valley, with wooded slopes rising up beyond. The open, gently undulating pasture land forms a break between the M6 and AONB and the built edge of Lancaster. Development of this site would significantly alter the open rural character of the landscape and form a new built edge up to the M6. As such views from the Forest of Bowland AONB would be significantly altered. Any proposed development of this should consider cumulative impact of the development of adjacent sites 398 & 328 (LPSA 389 & 321).

Former Bowling Green and estate buildings related to the former hospital (Site SHLAA 319/LPSA 313). This is a largely vegetated low lying sloping site falling form the hospital and mature planting to the west down towards a small stream to the east. There are intermittent views out from the site towards the Forest of Bowland AONB, interrupted by the M6 motorway. Although strong in character this is dominated by the adjacent hospital site, currently under development which impacts on the overall character and appearance. As such this site could be developed in keeping with the adjacent site without further affecting the wider landscape character. Development of this site should consider the cumulative impact of the development of site 378 (LPSA 371) to the west

Summary Comments

This site sits above Lancaster between the urban fringe to the eastern edge of the city and the M6 and Forest of Bowland AONB to the east. The elevated position gives expansive views out to the north and west towards the lakes and the coast. With upper elements of buildings in Lancaster city centre visible above the horizon. The undulating landform is a mix of arable and pasture land interrupted with clumps of mature trees. Mature hedgerows separate the fields with occasional farm buildings. It is considered that the development of this site would have a significant impact on the landscape character and views from the surrounding area. The close proximity of this site from the AONB boundary would likely result in localised views westward being affected by development and, therefore, some impact on the setting of the AONB. However, beyond localised impact, the site topography together with the filtering effect of typical land cover of the AONB could help limit the effect of development to wider and more distant views.

Summary Comments

The site consists of a linear ridgeline running south from Lancaster, falling away either side towards the Lancaster Canal to the west and the North west coast rail line to the east. The ridge offers views out east towards the Forest of Bowland AONB and west towards the coast with visibility reducing towards the edges due to the topography and localized vegetation. The site consists of agricultural, mostly pastoral fields in an established pattern, bounded by mature hedgerows and boundary walls. A small number of farms are located in the area, served by a few minor roads. The rail line and infrastructure dominates the eastern edge with the road corridor beyond providing background noise. Individual and clumps of mature deciduous trees punctuate the skyline with a single large line of pylons and power cables running north just beyond the western edge before turning west towards Heysham into the distance, with another running east to west across the northern section of the site. It is considered that the development of this site would have a significant adverse impact on both local and surrounding landscape character due to the local topography and visibility. The way in which the site could be developed is further constrained by the changing levels and accessibility over the rail line and the canal to either side. The topography of this site would likely present any development as a distinctive change in views from the Forest of Bowland AONB, out west towards the coast.

Summary Comments

The site consists of a linear ridgeline running south from Lancaster, falling away either side towards the Lancaster Canal to the west and the North west coast rail line to the east. The ridge offers views out east towards the Forest of Bowland AONB and west towards the coast with visibility reducing towards the edges due to the topography and localized vegetation. The site consists of agricultural, mostly pastoral fields in an established pattern, bounded by mature hedgerows and boundary walls. A small number of farms are located in the area, served by a few minor roads. The rail line and infrastructure dominates the eastern edge with the road corridor beyond providing background noise. Individual and clumps of mature deciduous trees punctuate the skyline with a single large line of pylons and power cables running north just beyond the western edge before turning west towards Heysham into the distance, with another running east to west across the northern section of the site. It is considered that the development of this site would have a significant adverse impact on both local and surrounding landscape character due to the local topography and visibility. The way in which the site could be developed is further constrained by the changing levels and accessibility over the rail line and the canal to either side. The topography of this site would likely present any development as a distinctive change in views from the Forest of Bowland AONB, out west towards the coast.

A gently undulating site located to the centre of the small established settlement of Overton, surrounded by 19th / 20th century buildings to the south and west and bounded by the primary school to the north. The sites elevated position rising up above the village affords views west across the drumlins and marshes to the coast and east across the estuary towards Lancaster and the Forest of Bowland AONB. Development of this site could be achieved without significantly affecting the character of the settlement or surrounding landscape. The appearance of the settlement would be altered with additional built form and the loss of separation between existing structures, however would not form a significant change in appearance. The cumulative effect of the development of this site should be considered in conjunction with SHLAA site 568 (LPSA 557).

Rising landform to the east and the undulating topography combined with the surrounding residential areas limit wider views out from the area. It is considered that this site could contain small, low density development without significantly affecting the wider landscape character. Some nearby views from the east would be affected, however this could be mitigated through careful planning and screening

Summary Comments

A mostly gently undulating site with a slight rise to the north, contained by the surrounding infrastructure, high mature hedgerows localized landform, and the urban fringe to the west. The main land use is arable farming with some pasture land located to the north. Surrounding embankments along the trunk roads, including the new by-pass along the southern edge, combined with the undulating landform restrict views out to the surrounding areas. It is considered that this site could be developed without unduly affecting the landscape character and surrounding areas as an extension of the existing urban area

Limited access into the site due to the dense nature of the existing nuclear settlement. A high quality area of gently undulating pasture located between the edge of Wray and a falling wooded valley slope, separated by a stream running down into the Lune valley, largely contained by the landform and mature vegetation. The site is generally flat with a gentle fall to the north with intermittent views north beyond the settlement to the rising sides of the lune valley.
