Grade: I (Point 28 - 36) £24964 - £31601 pa

Location: Working across all sites

Hours of work: Full Time, 37 hours per week.
Monday – Friday, 8.30am – 4.30pm (4pm on Fridays)

Due to the nature of the role and covering for the site team, your hours may, on occasions vary.

Holidays: 24.5 Days plus Bank Holidays

Responsible for: Academy’s Caretakers/Site Managers
Line Manager: Trust Business Manager

Contract: Permanent (subject to probationary period)

RATIONALE:

In conjunction with the Business Manager to manage all aspects of the Trust’s properties including upkeep, care, maintenance, security, health and safety and facilities management in line with statutory and regulatory requirements so that all the Trust school sites remain a safe and pleasant place to learn, teach and work.

GENERAL REQUIREMENTS OF THE POST:

The post holder:

·  Must contribute to the overall ethos / work aims of the school

·  Ensure that the Trust meets its Health and Safety compliance requirements

·  Identify and assist with the development of bids for capital funding

·  Maintain accurate and complete records of all sites in terms of statutory compliance requirements such as fixed wiring, lift & hoists, ventilation systems etc.

·  Completion of annual maintenance inspections and condition surveys for each academy

·  Using the annual maintenance inspections and condition surveys, working with the business manager and caretaker within each academy to develop and implement a planned maintenance programme for each academy’s estate and assets

·  Ensuring the academy buildings are properly cleaned and that grounds are properly maintained, using internal staff and external contractors as appropriate

·  In conjunction with the business manager provide proactive engagement and management of professional contractor services to ensure that services are procured in line with the Trust’s financial/procurement regulations and the delivery of high quality and cost effective services, in line with contractor specifications

·  Ensure that all systems and processes are consistent across the Trust.

·  Work with the other appropriate managers where responsibilities may merge such as the IT Manager for CCTV and Access Control systems

·  Resolve problems reported by staff, referring to external contractors where necessary and keeping staff informed of the progress

·  Create and manage all risk assessment reports

·  Inspect and manage all caretakers’ reports and tests such as fire alarm and legionella tests and utility readings

·  Act as point of contact regarding all site technical issues with manufacturers, suppliers and external contractors

·  Ensure that all equipment under your remit is annually appliance tested

·  Undertake tree and shrub surveys (with external contractors where appropriate), identifying potential hazards and produce a programme of remedial work

·  Create and manage DDA report for each academy and make recommendations

·  Undertake periodic energy conservation surveys and produce costed recommendation reports

·  Undertake periodic surveys of site security and produce costed recommendation reports

·  Support all staff with related training needs such as H&S, Fire and electrical safety

·  Ensure that in all activities undertaken, the Trust properly discharges its duties under its Health and Safety Policy; the Health and Safety at Work Act; COSHH regulations; and any other relevant statute, regulation or directive. Similarly, to ensure that contractors operate safely in accordance with these same statutes etc.

·  Contribute to the review of the Health and Safety Policy

·  Line manage and support the academy caretakers where needed, ensuring that they are competent and comply with all the appropriate regulations

·  Stand in for academy’s caretakers in times of absence, sickness or annual leave

·  Act as the Trust’s Health and Safety Manager and responsible person

·  Prepare quarterly summary reports on the status of the areas under your remit to the business manager and more detailed reports as and when required on specific areas

·  Be aware of and comply with policies and procedures relating to Safeguarding and Child Protection, confidentiality and data protection, reporting all concerns to an appropriate person

·  Ensure that their appearance and hygiene is kept to the highest standard

Physical Effort:

Some lifting of equipment, packages and supplies will be required on a regular basis.

Review:

This job description will be reviewed annually and may be modified with agreement of the post holder to reflect or anticipate changes in the job commensurate with the salary and job title.

The Post Holder will be appraised within the framework of the Trust’s Appraisal Policy

Special Notes and Conditions:

The post holder will be subject to an enhanced DBS suitability check to satisfy child protection requirements. The post is exempt from the provisions of the Rehabilitation of Offenders Act and all convictions or cautions must be declared.

The post holder has a responsibility to promote and safeguard the safety and welfare of children in accordance with the school’s child protection policies and behaviour management policy.

The post holder must be aware of and respond to any health and safety issues and inform the TBM or designated Health and Safety Representative of these
