INTRODUCTION M/s Omaxe Chandigarh Extension developers (P) Limited, private housing developers, having their registered office at 7, Local Shopping Center, Kalkaji, New Delhi, are developing housing project in the name of “Omaxe Chandigarh Extension ,” (Villages-: KANSALA, RANIMAJRA, DHODEMAJRA, RASOOLPUR, SALAMATPUR, RAUL, BHARONJIAN, GHANDOULI, BHAGAT MAJRA, SAINI MAJRA, BANSEPUR, PAINTPUR, CHAHAR MAJRA, SANGLAN , in Mullanpur (LPA), Punjab. The proposed project having a spread of 268.04 Ha Acres falls under residential use as per the Master Plan of Mullanpur. The proposed project will be well planned, self sufficient and of high quality. The prime philosophy is to offer a dream life style to all class of people. The master plan exemplifies the clients desire to provide a modern development with comprehensive plots and villas etc. The conceptual plan is dynamic, sustainable, and conductive to phased development with diverse community. The important element of it would be a clear environment, ecological balance, healthy atmosphere, tension free traffic with added value of visual comfort. forests, lakes, rivers and wildlife’. Reference to the environment has also been made in the Directive Principles of State Policy as well as the Fundamental Rights. NEED FOR THE PROJECT Providing clean, safe, modern houses to hundreds of thousands of people is a herculean task, especially when a large percentage of those people have modest means. As per the 2011 Census, the total population of Chandigarh was 10.54 lakhs out of which the urban population comprising Chandigarh City and villages within the Chandigarh. By taking annual growth rate for urban population as 2 percent, the projected urban population for the year 2021 comes out to be more than 14 lakhs. Keeping in view limited scope of expansion in the city of Chandigarh, the government of Punjab and Haryana started developing townships at Mohali in Punjab and Panchkula in Haryana. These towns have eased the pressure on Chandigarh. Its population in 2001 census was 1, 23,484. It is located at a distance of 5 Kms from Chandigarh between Chandigarh and Kharar on National Highway No.21. S.A.S.Nagar is at a distance of about 95 Kms from Ludhiana. A very famous historical Gurdwara with the name of Amb Sahib, which has the blessings of Guru Har Rai Sahib Ji is situated in this town. The city has also carved a niche for itself in the field of Cricket with the construction of an ultra modern Cricket Stadium of international repute. Beyond that, Chandigarh and its adjoining areas such as Mohali is fast becoming a hub for Technology industry. Lots of IT industries such as TCS, Infosys, Wipro, Satyam etc. to name a few, are coming in a big way in Chandigarh and Mohali to set up their facilities for software development. Similarly knowledge based service sector such as Fashion technology Park and Biotechnology Park are coming in the area. This aspect would create a lot of housing requirements as there would be a job creation of more than 50000 persons in this area. As per 2011 census, the total population of Mohali city is around 200000. Development of townships as planned by Omaxe Chandigarh Extension developers (P) Limited would greatly solve the housing and infrastructure requirements in the area. PROJECT DESCRIPTION M/s Omaxe Chandigarh Extension developers (P) Limited is proposing to develop township in 592.463 acres of land in the master plan of Mullanpur. The company is going to develop the township in the revenue land of Villages-: KANSALA, RANIMAJRA, DHODEMAJRA, RASOOLPUR, SALAMATPUR, RAUL, BHARONJIAN, GHANDOULI, BHAGAT MAJRA, SAINI MAJRA, BANSEPUR, PAINTPUR, CHAHAR MAJRA, SANGLAN , in Mullanpur (LPA), Punjab. The company is developing the area as per the guidelines of PUDA/GAMADA. The company has got the Change of Land Use for the proposed development. SITE SELECTION S.A.S. Nagar (Mohali) is a Municipal Council Class – A city. It has become the 18 th district of Punjab from 13 th April, 2006. Mohali is gaining socio-economic importance OMAXE CHANDIGARH EXTENTION DEVELOPERS (P) LIMITED AT MULLANPUR (LPA), MOHALI (Punjab) 2 on the India/World map due to its proximity to Chandigarh and further due to the upcoming/planning of various knowledge based industries in this area. India’s top most IT industries are coming up in Chandigarh and Mohali and the area is going to become the second silicon valley of India. As regards to availability of land, Chandigarh has already reached near the saturation point. Now, the development is going to be there in the adjoining areas of Chandigarh i.e. the areas of Zirakpur, Mohali, Kharar, Mullanpur LPA etc. The government of India has already declared for the development of a biotechnology institute near Derabassi, Special Economic Zone in Mohali. Similarly, Fashion Technology Park is also coming up in Mohali. Besides this, globally reputed software development companies including MNC’s have already procured or planned to set up their offices and centers in Mohali and Chandigarh. Considering the above factors, the proposal of setting up an integrated township of such magnitude would further catalyze the development of Mohali and its surrounding area. SURROUNDING AREA OF THE PROJECT The project area falls in the master plan of Mullanpur. Within the 2 km. radius area of the project, there are many projects like DLF, Bhanu, IAS IPS society etc are coming. The infrastructural facilities like bus stand, railway station, airport etc. are very much near to the project. UTILITIES This section of the report describes the various utilities required by the project for its completion; Connectivity: The connectivity of the project is through internal roads of Mullanpur master plan and the project entrance is not attached with the National highway. Power Requirements: The project would require power for housing requirements and some power would be required for the common utilities. The power would be made available through state electricity department. Water Requirements: OMAXE CHANDIGARH EXTENTION DEVELOPERS (P) LIMITED AT MULLANPUR (LPA), MOHALI (Punjab) 3 The project would require water mainly for domestic use requirements and some water would be required for the common utilities and commercial establishment. The promoters would develop a water works within the project where bore well would be installed for the pumping of ground water. The ground water would be stored in an overhead tank from where it would be supplied to the respective users. For the distribution of ground water, adequate water supply lines would be laid within the project area. Project falls in the critical Zone hence availability of water is not a serious concern. Sewerage Lines: The Company would provide sewerage lines within the project for the common collection of the sewerage at the STP area. The sewerage lines would be laid as per the approved drawings of the PUDA. The sewerage lines would be laid in OMAXE CHANDIGARH EXTENTION DEVELOPERS (P) LIMITED AT MULLANPUR (LPA), MOHALI (Punjab) 4 the Kutcha area along with the roads facing the plots. It would be ensured that no storm water is discharged within the sewerage lines. Manholes at adequate locations would be constructed for the smooth working of the sewerage lines and at the crossings. Storm Water Management: Rooftop run off from the plots, common areas and other commercial buildings would be used for recharging of ground water through rain water harvesting wells. Storm water runoff from internal roads of would be discharged into storm water drain of GMADA. Street Lighting: The Company would provide adequate street lighting arrangements for the whole project. The street lights would be connected with the common power requirements for the project. Efforts would be made to install solar street lights at least 10 % of the total requirements. CFL tubes will be provided in the rest of the street light to reduce the power consumption. Roads: Internal roads within the project area would be developed by the project promoters. The roads would be developed as per the approved drawings by the GAMADA/Town and Country Planning Department. 45 % of the total width of the road shall be metalled portion and the rest of the area would be developed as green area. The green area would be used for the underground laying of water supply lines, sewerage lines, storm water lines and erection of poles for street lighting and electricity distribution system. Both sides of the metalled portion would be provided with Kerbs and Channels for the road safety and adequate handling of storm water. The kerbs and channels to be used for the road making would be made from PPC cement having a minimum of 10% to 15 % of flyash.
