The nightclub is not currently operational and the building is in poor condition. s y l a The Existing Building n The current structure occupies most of the site, with the exception of small external areas/walkways to the north and south of the building. The structure comprises three adjoined sections: two in the west of the site adjacent to Canterbury Street, presumably former shop buildings, and a larger commercial-type structure in the central and eastern areas of the site. A The two western sections of the building are two-storey and appear to be of traditional brick construction, with a slate-clad roof, possibly Victorian in age. A later frontage across the entire western elevation facing Canterbury Street gives the appearance of a single structure. The eastern area appears to e comprise a later steel framed structure, with block cladding and corrugated metal roofing, possibly dating to the 1920s or 1930s, likely contemporary to the eastern facade. A recent metal mezzanine structure t and stairs are present in the east of the building. i S 02 22-32 Canterbury Street | Gillingham | Design & Access Statement | Full Planning Application | March 2021 Key Project Drivers, Design Response and Precedents .10 Catalyst Precedents s To create a building that will encourage the future growth of the area. To create the Eastern boundary of the square in front St Mark’s Church. r Use Due to the reduced demand for the nightclub use in this location, the global pandemic that e prompted social distancing, the closeness to the town centre and the excellent public transport it was felt that retail use on the ground floor with residential above are the sustainable and v neighbour-friendly uses for this site. i Height r A careful three-dimensional analysis of Gillingham’s town centre was carried out as part of the design process. This showed that while the majority of the buildings here are 2-3 storey high, there is a significant number of buildings – especially in key locations – that are 4 storey high. Set back top floor to provide smooth transition with surroundings.
