NOTICE OF APPLICATION CONCERNING RESOURCE CONSENT (RC170568V1) SECTION 95A RESOURCE MANAGEMENT ACT 1991 TO WHOM IT MAY CONCERN The Central Otago District Council has received an application from Olssen Slapjack Creek Trust to undertake a four lot, unit title subdivision and establish four residential activities on the new titles on Lot 2 of RC 170568. The location of the proposal is currently 4 Lowburn Valley Road, Lot 2 DP 389452.The proposed subdivision is a non-complying activity under Rule 4.7.5(iii) of the District Plan as it creates allotments with an area of less than 2.0 hectares. Constructing more than one residential activity on a lot is a discretionary activity under Rule 4.7.4(i). The proposal also breaches minimum yard standards set out in Rule 4.7.6A(a). Lot 2 of RC 170568 has a consented area of 1,325m2. Each residential activity is proposed to be within a two storey, three-bedroom dwelling. Two of the dwellings are standalone, two are semi-detached. Each has a footprint of 61.75m2, with a floor area of approximately 123.5m2 each. Once accessory units are taken into account, the units each have approximately 120m2 of site area allotted to them. The residences are intended to be used for residential activity and not travellers’ accommodation. Common areas are split into access areas and the existing bund between the development and adjoining roads. The gross density of the development will be 319m2 per unit. The development is proposed to be connected to Council water and wastewater services and will be accessed from Lowburn Valley Road. The application includes an assessment of environmental effects.
