Developed and designed by Manila-based Ayala Land, the four-level, 48,680-square-meter (523,987-sf) Greenbelt 5 is sensitive to the traditions of the Philippines, showcasing the country’s best designers and products. In addition to upscale shopping options, the new retail center preserves two cultural landmarks and of- fers open spaces for public events in the adjoining Greenbelt Park. Adjacent to, and southeast of, Manila, Makati City is the Philippines national capital region’s financial and commercial center. Ayala Land, the Philippines’ largest developer of retail, office, and multifamily properties, as well as land developer of residential subdivisions, has been building the 37-hectare ?JGNHI6I:B:CI <gZZcWZai*^hi]ZaViZhie]VhZ^ci]ZXdci^cj^c\YZkZadebZcid[<gZZcWZai!Va^[ZhinaZXZciZg adXViZY^cBVc^aVÉhXZcigVaWjh^cZhhY^hig^Xi#I]ZcZl![djg"aZkZa!)-!+-%"hfjVgZ"bZiZg h]dee^c\XZciZg]^\]a^\]ihi]ZWZhii]ZE]^a^ee^cZh]Vhidd[[Zg^ciZgbhd[Vgi!VgX]^iZXijgZ! Renovated in 2001, the complex reopened with Greenbelt 1, 2, and 3 in 2002; the fourth and fifth phases opened in 2004 and 2007, respectively. Building on the successful elements of its predecessors, Greenbelt 5 capitalizes on expansive open space, offering al fresco dining, lush gardens, and landscaped pedestrian paths. Taking advantage of the E=DID<G6E=H7N6N6A6A6C9!>C86AA>B6<:H surrounding parks, the interiors of the shopping center feature high ceilings and expansive glass panels that bring the outdoors inside. Greenbelt 5’s bridge ways and pedestrian paths are integrated into the central business district’s pedestrian system, improving connectivity with nearby residential and office buildings and drawing customers into its shops. Much of the expanded park ground sits atop the struc- tured parking lots. The facade’s metal grillwork is textured to evoke woven textiles, a nod to the long heritage of Filipino weaving. In particular, the facade that faces Greenbelt Park was inspired by a fabric woven by the T’boli, an indigenous people of southern Mindanao. Much of the interior design has a dis- tinctly Filipino flavor, and an entire section, the Filipino zone, is devoted to local design and materials. Divider panels between shops and railings have a pattern inspired by native bamboo, and a variety of local woods are used throughout. Striving to represent more to the community than just a shopping experience, Greenbelt 5 set aside space for art exhibitions and performances in an area with terraces inspired by the rice fields of the north. Greenbelt 5 also preserved existing cultural institutions, inte- grating the nearby Ayala Museum and a chapel into the plan. Greenbelt 5 successfully combines distinctly Filipino design and retailers with high-end inter- national brands. The project’s creation of a new facade along what had been the back entrance to Greenbelt has reinvigorated development and revitalization of the immediate area. The project has improved the retail tenant mix, resulting in a more than 40 percent increase in foot traffic in all ar- eas of the shopping complex. Greenbelt now commands premium rents, generally 20 to 25 percent above the industry standard. “Greenbelt 5 advances the quality and innovation of retail centers in the Philippines and is a reference for retail center developers in Asia,” commented juror Paul Husband, managing director of Husband Retail Consulting in Hong Kong. )% 7M7H:I<EH;N9;BB;D9;0(&'&M?DD?D=FHE@;9JI EGD?:8I96I6 LZWH^iZ lll#VnVaVbVaah#Xdb#e] H^iZ6gZV ,#-]V&.#(VX ;VX^a^i^Zh )-!+-%b'*'(!.-,h[gZiV^a AVcYJhZ gZiV^a!gZhiVjgVci!ZciZgiV^cbZci! eVg`^c\ HiVgi$8dbeaZi^dc9ViZh ?VcjVgn'%%+ÄDXidWZg'%%- )&.
