PRESS RELEASE Embargoed for release after 5pm 18 April 2006 UM LAND GROWING PRESENCE IN KLANG VALLEY Kuala Lumpur 18 April 2006 - United Malayan Land Bhd (“UM Land”) had today through its wholly-owned subsidiary UM Development Sdn Bhd entered into a conditional sale and purchase agreement with Akademi Pendidikan Pemandu (Malaysia) Sdn Bhd, part of the Boustead Properties Berhad group of companies, to acquire a parcel of leasehold commercial land measuring 30,490 square metres in Setapak, Kuala Lumpur for a cash consideration of RM30 million. Encik Zulkifli Tahmali, Acting Director, Operations of UM Land, said, “The site is earmarked for development of a modern commercial enclave comprising signature shop- offices with good property management, ample parking bays and facilities. Located within Setapak, a well-established sub-urban centre of Kuala Lumpur, with mature residential developments in the vicinity and fronting Jalan Genting Klang, we are optimistic of the prospects of this latest project which will contribute close to RM100 million in revenues to UM Land Group over 3 years once launched sometime in 2007”. “The acquisition is a culmination of UM Land Group’s continuing efforts to diversify and expand its income base. Whilst the Group’s main stay is in township development which provides a stable income stream over the mid to long term, niche development provides attractive and quick return on investment due to its short turnaround time. A case in point is our Suasana Sentral Loft condominium project which received overwhelming response, garnering take-up of over 90% within months of its launch in early 2005.” added Mr Pee Tong Lim, Director, Finance and Corporate. Page 1 UM Land has been growing its presence in Klang Valley through its recent entry into a joint venture with Bolton Berhad and CapitaLand Limited of Singapore for the development of a landmark condominium in the vicinity of KLCC. Its other projects in the Klang Valley include Bandar Seri Putra, an integrated township in Bangi within proximity of the Multimedia Super Corridor of Malaysia, Seri Bukit Ceylon serviced apartments in the Golden Triangle near Bukit Bintang’s tourist haven and Suasana Sentral Loft, a luxury condominium in KL Sentral.
