Resident Selection Criteria 168 Hyde Street 1. Current, government issued ID 2. Income verification: a. Income > 2.5x rent b. Full contact information for employer. We reserve the right to verify employment to ensure length of employment, status (probation, part time, full time), etc. c. Proof of income with paystubs, bank statements or other verifiable method 3. No pets 4. Prior rental history: a. Provide contact information for landlords for previous 5 years. Good references from prior landlords b. At least 1 year in prior residence unless extenuating circumstances 5. Credit check a. We use On-site. b. Score must be above 550 c. Cant have more than 3 late payments in last 12 months Applications will be automatically rejected if 1. Income is not at least 2.5x rent or $4,750 per month 2. Provide false or incomplete information 3. Income is determined to not be fully verifiable based on information provided 4. Income is determined to not be stable: we are unable to verify monthly income source in bank statements, pay stubs, or tax returns. 5. Tenant has been subject to an unlawful detainer or any civil suit filed against them by a previous landlord in the last 5 years 6. Tenant does not have good references from any landlord in last 5 years 7. Tenant has been subject to bankruptcy in the last 3 years 8. Any conviction for a sex offense that is subject to any state’s sex offender lifetime registration requirement. 9. Tenant may be denied where the date of disposition from a criminal conviction occurred within the past seven years. Qualified applicants with criminal history will be considered for housing in compliance with Article 49 of the San Francisco, Police Code “Fair Chance Ordinance”: a. Drug related offenses (intent to deliver, delivery, sale or possession of a controlled substance, manufacturing) b. Sex crimes and/or crimes against a child c. Manslaughter d. Burglary e. Kidnapping f. Robbery g. Murder h. Assault i. Registered or unregistered sex offender j. Malicious mischief k. Arson Qualified applicants with criminal history will be considered for housing in compliance with Article 49 of the San Francisco Police Code “Fair Chance Ordinance” .
