The application includes full details for the relocation of the Sailing club house to the north of the lake. This statement provides a summary of the extensive design process that has culminated in a high quality development for a sustainable new community. The proposals for this site provide up to 300 homes and recreational opportunities for future residents and existing neighbours. The Development site has been allocated for housing within the Core Strategy and since the allocation, the team has worked hard to propose a comprehensive design solution for the application site. It will deliver key objectives set out by relevant design guidance, current policies and stakeholders. It represents a positive response to community involvement. The proposals are the result of a team working closely together from a broad range of specialist disciplines, with public and stakeholders consultation enabling a clear understanding of the site and its context. The following pages will describe the analysis of the site and surrounding area which has been used to form a comprehensive and detailed masterplan and associated design strategies.
