Press Release Real I.S. acquires LE FLUX office building in Düsseldorf from PANDION and Competo Fully let new building in top city centre location Munich/Cologne/Düsseldorf, October 8, 2018 – Real I.S. AG has bought the LE FLUX office building in Düsseldorf’s Toulouser Allee for its real estate special AIF BGV VI fund. The sellers of the fully let core property are PANDION AG and its joint venture partner Competo Capital Partners GmbH. LE FLUX consists of two office buildings connected with each other over four floors. LE FLUX offers an overall rental area of approximately 9,000 sq m distributed on seven storeys above ground and two below. The property was designed by the eminent HPP architect’s office and completed in 2017. “Düsseldorf ranks among the Top 5’s most sought after office locations in Germany. The newly created district is one of the city’s most desirable locations. With the sustainable building concept, combined with the tenant mix, the LE FLUX core property suits our portfolio perfectly,” says Axel Schulz, Global Head of Investment Management at Real I.S. AG. The contemporary office building with its 125 parking spaces is part of the newly created “Le Quartier Central” on the site of a former freight depot covering an area of around 360,000 sq m. The office building complies with the highest standards and has been awarded the DGNB Gold sustainability certificate. A total of eleven tenants in the property include in particular the dermatological pharmaceutical company Galderma, the full service digital agency Valtech, as well as Audicon, a leading software provider for solutions focused on audit, risk and compliance. “We are delighted that we were able to supplement the property portfolio of Real I.S.
