Set in two acres of delightful gardens, the property also includes a studio/annexe which provides a useful income, a triple garage, swimming pool and the opportunity to enjoy a mile of fishing on the river. Enjoying a south facing aspect, Stonebridge House is constructed of brick and flint circa 1930, with later extensions and additions. There are light and airy rooms throughout, with well arranged accommodation suited to family life. An entrance hall feeds all the main rooms including the drawing room with open fireplace, dining room, sitting room with wood burner and the spacious kitchen/breakfast room. There is a wonderful sun room accessed from the dining room, with French doors out to a southwest facing terrace perfect for outside dining, a study and useful rooms such as a utility and boot room. On the first floor, and centred around a large landing, are six bedrooms and two bathrooms including a master bedroom with en-suite bathroom. The bedrooms to the front and side of the house have fine views of the river valley. Studio/Annexe To the northeast of the house is the detached studio/annexe, comprising a sitting room/bedroom, bathroom, store and kitchen with door out to a private garden. The studio/annexe provides a useful income as a holiday let or can simply be used for overspill guest accommodation. Outside Stonebridge House is approached through a wooden five bar gate set between picket fencing, with the drive sweeping up to the house and parking area adjoining the garaging and studio/annexe. The main lawns are to the south of the house, stretching away to the banks of the River Glaven with a fine view of the river valley and Wiveton’s bridge, built circa 1310. Also to the south is a willow plantation on the rivers edge. Adjoining the house, and accessed from the sun room, is a delightful south facing terrace, framed by box hedging and raised herbaceous beds and perfect for outside dining. The heated swimming pool is to the east of the house, set behind an established beech hedge and enclosed with mixed hedging and well stocked herbaceous beds and lawned area. The mature gardens continue around the house, with an assortment of shrubs and flowerbeds, with a path up hill to the kitchen garden of raised beds within a fruit cage, and with fantastic views over the Glaven Valley to the south. There is a pedestrian gate from this area out to Bridgefoot Lane with a short walk to the reowned Wiveton Bell gastro pub. Attached to the garage is a lean-to boat shed and storage area, with a further detached outbuilding close by. Situation Wiveton is one of the most unspoilt villages along the famous North Norfolk coast, known for its attractive brick and flint houses, impressive church and the popular gastro public house, The Wiveton Bell. The village is set a little in land from the coast line and marshes, and between the bustling villages of Blakeney and Cley-next-the-Sea. Blakeney provides everyday amenities including a delicatessen and general stores alongside art galleries, sailing shop, The Blakeney Hotel, two public houses, Moorings fish restaurant, a primary school and doctor’s surgery. There is crabbing on the quayside, good sailing, seal trips, bird watching and a network of coastal paths to enjoy from the village and at other points along the coast, designated an Area of Outstanding Natural Beauty. The Georgian town of Holt is about 3½ miles, famous for its independent boutique shopping, Byford’s delicatessen, art galleries, restaurants and pubs and private education at Gresham’s pre- preparatory, preparatory and senior schools. Beeston Hall preparatory school is further along the coast to the east. Directions Leave Norwich on the B1149 Holt Road and continue past Holt onto the A148 Fakenham Road. On entering Letheringsett, pass the Kings Head public house on the left and take the next right hand turning signed to Glandford and Cley. Follow this road through Glandford and upon entering Wiveton, take the first right hand turn, alongside the green and then bare right. The entrance to Stonebridge House will then be found on the left hand side. The postcode for the property is NR25 7TP.
