BOLSOVER DISTRICT COUNCIL The Arc, High Street, Clowne, Derbyshire, S43 4JY Notice of Decision on Application for Full Planning Permission Mr Timothy Nutter Lamar Exell Design Ltd 19 Foxcote Way Walton Chesterfield S42 7NP TOWN AND COUNTRY PLANNING ACT 1990 In pursuance of the powers vested in the Bolsover District Council as local planning authority under the above Act (as amended), and the relevant Orders and Regulations made under that Act, and with reference to your application received on 21st December 2020 and accompanying plan(s), drawing(s) and particulars accepted as a valid application on 21st December 2020 for the following development- Application No: 20/00581/FUL Proposal: Demolition of existing rear extension and erection of single storey rear extension Location: 271 Shuttlewood Road Bolsover Chesterfield S44 6PB Applicant: Mr & Mrs Peter Harkins NOTICE is hereby given that Planning Permission to carry out the proposed development is GRANTED CONDITIONALLY Conditions 1. The development shall be begun before the expiration of three years from the date of this permission. 2. The development hereby permitted shall be carried out in accordance with the originally submitted plans, received on the 21st December 2020. 3. The materials and finishes to be used in the development hereby permitted shall match those used in the construction of the existing dwelling (in terms of colour, size and texture). Reasons for Conditions 1. To comply with the requirements of Section 51 of the Planning and Compulsory Purchase Act 2004. 2. To ensure that the development takes the form as envisaged by the Local Planning Authority. 3. To ensure a satisfactory appearance of the completed development, in compliance with policies SS1, SS9, and SC3 of the adopted Local Plan. 20/00581/FUL Page 1 of 2 Statement of Decision Process 1. The proposal has been considered against the policies and guidelines adopted by the Council and the decision has been taken in accordance with the guidelines of the Framework. Notes to Applicant Attention is drawn to the attached notes in addition to any below: 1. The sewer records show a public sewer within the curtilage of the site. The applicant should also be made aware of the possibility of unmapped public sewers which are not shown on the records but may cross the site of the proposed works. These could be shared pipes which were previously classed as private sewers and were transferred to the ownership of the Water Authorities in October 2011. If any part of the proposed works involves connection to / diversion of / building over / building near to any public sewer the applicant should be advised to contact Yorkshire Water in order to determine their responsibilities under the relevant legislation. 2. All proposals regarding drainage will need to comply with Part H of the Building Regulations 2010. In addition, any connections or alterations to a watercourse will need prior approval from the Derbyshire County Council Flood Team, who are the Lead Local Flood Authority.
