Forreasonsrelatedtoourdeterminationofthehighestandbestuseoftheproperty,wedonot findtheexistingverticalimprovementstoprovideanycontributorymarketvaluetothesubject property.Effectively,theideathatthesestructurescanbeadaptedintoanyreͲdevelopmentplan ishighlysuspectasitcomparestowhatthemarketwillultimatelydictaterelativetoanyeventual newlanduseintroducedontheproperty.Forinstance,ifanindustrial/distributionusewould provetobeafeasibledevelopmentoptionforthesite,theexistingstructureswouldverylikelybe viewedasanimpediment.Thesamegoesfor,say,alowͲincomehousingtaxcreditmultiͲfamily conceptonaportionofthesite.Accordingly,inadditiontodemolitionandsaleoftheexisting rideimprovements,ouranalysisalsoconsidersthecostassociatedwithdemolitionoftheexisting verticalpermanentrealpropertyimprovementsonͲsite.
