R45 Paseo de la Reforma, Ciudad de México, D.F., México Challenge Located on Paseo de la Reforma, Mexico City’s most renowned avenues, R45 will be a part of a cultural, historical, and financial district. This distinguished Boulevard was designed to commemorate the history of the Americas and has become a major commercial thoroughfare that cuts diagonally across the city. It is a turning point for vertical urban growth in the megalopolis of Mexico City. The limitations of this project are a maximum height of 40 levels over Reforma and a restricted ground site of 2,365 m2, extremely small for a high-rise building of roughly 61,100 m2. Strategy Sitting boldly along Paseo de la Reforma, the proposed development is a 40-story mixed-use building that will accommodate a range of programs; such as premium condos, branded apartments, standard apartments, boutique hotel, conference rooms, fitness center, amenities podium, retail spaces. The overall design of the project considers the current constraints of the city while accounting for the possibility of future development and change of its surrounding evolving market. R45’s shape, comprised of two towers unified, derived from the initial parti of creating a diversify program, which takes into consideration of increasing absorption rate, shortening development time. By strategically carving a central void through the volume, structure and program become redistributed into unconventional yet efficient configurations. A gesture that allows maximizing internal natural light and improving transparency and emphasizes views of the historic city center, Museo Nacional de la Revolucion and Reforma Boulevard. At ground level it gives priority to pedestrian rather than vehicles by giving public space back to the city by creating a plaza. The iconic image of the new towers will establish a dynamic relationship between the buildings and the existing fabric of Mexico City; while creating a visual statement which defies traditional tower typologies. .
