commissioned by Wrenbridge (FREOF V DARTFORD) LLP c/o Wrenbridgeto undertake a Phase I Geo-environmental Site Assessment at Burnham Rd, Dartford, DA1 5BL (hereafter referred to as the ‘Site’). This Executive Summary is part of the complete report; and findings, opinions or conclusions in this Executive Summary are made in context with the complete report. TRC recommends that the user reads the entire report for all supporting information related to findings opinions and conclusions. Executive Summary Site Details Client Wrenbridge (FREOF V DARTFORD) LLP c/o Wrenbridge Site Address & Grid Burnham Rd, Dartford, DA1 5BL Reference Nothing (175269) & Easting (553448) Site Area 0.72ha Demolition of existing structures and redevelopment of the site for E(g)(iii), B2, Proposed and B8 Uses. Redevelopment to include servicing, access, landscaping and Development means of enclosure. Site Setting The Site comprises a large car showroom and garage in the centre of the site Current Site Use with surrounding areas of car parking and yards. At the time of writing, the site had been fully vacated. Earliest available mapping (1869) shows that the Site was undeveloped fields. The maps from 1938 and 1950 show the Site was part of a larger gravel pit; therefore, the potential for significant Made Ground / infilling in this area is Site History expected which could be a potential source of ground gas. By 1987 the Site had been developed into a car showroom and servicing garage. This Site has been used as a car showroom and garage up until the present day. Superficial Deposits – Taplow Gravel Member - sands and gravels. Bedrock Geology – Lewes Nodular Chalk Formation, Seaford Chalk Formation, and Newhaven Chalk Formation - Chalk Bedrock. Expected Geology Made Ground is expected across the Site associated with original development in 1987. An historical gravel pit encroached onto the Site from the north and covers part of the north and northeast areas of the Site. Geological records indicate that this gravel pit has been infilled and may give rise to 5m of Made Ground. Expected Superficial Deposits - Secondary (A) Aquifer. Hydrogeology Bedrock Geology - Principal Aquifer. Phase I Assessment BGS records indicate that the Site is in a lower probability radon area where Ground Gases / less than 1% of homes are estimated to be at or above the Action Level. On Radon this basis, the BGS states that “no radon protective measures are necessary in the construction of new dwellings or extensions”. Unexploded Risk The Site is in an area affected by historical UXO risk. Further desk-based Assessment research in the form of a Detailed UXO Risk Assessment is recommended. Coal Mining The Site is not in an area affected by coal mining. The Site has a history of use as a car servicing garage since 1987. There is potential for contamination associated with this land use including automotive Initial Conceptual chemicals, oils, lubricants and fuels. No below ground tanks or service pits Site Model were observed during the walkover. Burnham Road, Dartford 419802.0000.0000 Page 1 Executive Summary The presence of Site wide hardstanding on the existing development will provide protection to the underlying soils and groundwater from potential surface releases of oils and chemicals that may have been used within the workshop. There is potential that oils and chemicals have penetrated through to underlying soils, but the Site walkover did not encounter significant evidence of surface staining. Made Ground underlying the Site present as engineering layers beneath the building or in infilled ground associated with the former gravel pit may contain contamination depending
