Continue north on the A82, bypassing Dumbarton and Balloch. About five miles north of the Arden roundabout turn right, signposted Luss. Pass through Aldochlay and Craigton Smiddy will be found on the left hand side, opposite the Luss Highland Games Field. Situation Craigton Smiddy is set in substantial gardens on the south-western edge of the popular lochside village of Luss, within easy walking distance of all the village amenities. Luss is situated within the Loch Lomond and the Trossachs National Park, Scotland’s first National Park. It is a popular and attractive village on the west side of Loch Lomond and commands an idyllic location with views east across the loch to Ben Lomond, Scotland’s most southerly Munro. It is believed that a settlement has existed since the 1300s, but what is found today is mainly attributable to the Colquhouns of Rossdhu Castle who built much of the village in the early 1800s. The heart of the village is a quaint street flanked by charming cottages which runs down to Luss Pier and the lochside. The county of Argyll and Bute is home to some of Scotland’s most spectacular scenery. The loch is crossed by the Highland boundary fault and the physical characteristics of lowland and highland Scotland can be found within a few miles of each other. For sporting enthusiasts the great outdoors awaits. There is superb hill walking and climbing in the area. The Arrochar Alps include four Munros (mountains over 3000 feet) and six Corbetts, the best known of which is The Cobbler. The loch is also well known for its water sports including wind surfing, sailing and excellent water skiing and wake boarding. The Loch Lomond Golf Club boasts an international membership and has played host to the Scottish Open Championship. Description Craigton Smiddy (at one time known as Woodlands Cottage) is a charming, single storey cottage which has been beautifully and imaginatively refurbished and extended. The front door opens into a T shaped reception hallway with three built in storage cupboards. To the left are the sitting room and kitchen and to the right are the bedrooms, while, straight ahead, double doors open into the study area and conservatory. The dark wood flooring of the hallway flows through into the sitting room and kitchen, adding to the feeling of space. The sitting room is open plan with the kitchen, which is cleverly tucked behind the hallway wall so it is not immediately obvious on entering the sitting room. The very modern high spec kitchen has granite work tops and Siemens appliances including an induction hob, extractor hood, two ovens, fridge and freezer. A breakfast bar divides the two areas. The sitting room has a wood burning stove and a south west facing picture window with a lovely outlook over the garden and a pretty stream which can be lit up at night. With three windows to the front of the property, it is a very light room, which enjoys both morning and afternoon sun. The conservatory is quite substantial. The doors from the hallway open into an area which is fitted out as a study and has French doors opening into the rear garden. The study area connects to the main section of the conservatory which has ample space for a dining table and chairs as well as informal seating. It has a tiled floor and electrically operated Sanderson fitted blinds. Two of the three double bedrooms have fitted wardrobes and both the master and guest bedroom have beautifully appointed en suite shower rooms. The master bedroom’s shower room is in wet room style with underfloor heating. The family bathroom has also been recently refitted and has a bath with Mira shower above. Craigton Smiddy is set in charming grounds which are sheltered by some magnificent mature trees. The majority of the grounds lie to the rear of the property and have been extensively landscaped by the present owners and there is a free-standing shed with power. Behind the cottage tiered lawns climb towards a belt of mature trees which adjoin open countryside. Around the gardens perennials abound and provide wonderful seasonal colour. Of particular note is the delightful stream which can be illuminated and flows beneath the cottage as it makes its way to Loch Lomond. The paved driveway along the front of the building and a further paved area beyond offer space for up to five cars. General Remarks Services Mains water, mains electricity, drainage to septic tank.
