A plan of the land is provided with these letting particulars, for identification purposes only. LAND FORMING PART OF THE HOLDING KNOWN AS TY WIAN, LLANFAIRYNGHORNWY, HOLYHEAD, ANGLESEY – 87 ACRES OR THEREABOUTS Comprises of 87 acres or thereabouts of grazing land, laid down to permanent pasture in useful separate enclosures. The land is accessed by way of a private access track from the adjoining public highway and benefits from natural water supply. DIRECTIONS From the Valley crossroads take the turning along the A5025 towards Amlwch; proceed along this road through Llanynghenedl, Llanfachraeth, Llanfaethlu and Llanrhuddlad. Continue along the main road, passing Llanrhuddlad, down the hill, and at the first crossroads take the left turning signposted Llanfairynghornwy. Proceed along this road towards the village ignoring the first right and the first left turnings, then at the junction in the village, bear right and at the next junction, bear right again. Proceed along this road for some quarter of a mile towards a row of terraced houses on the right hand side; Ty Wian is situated along the farm track immediately adjacent to these houses. The track will take you down the hill into Ty Wian farmyard with the land situated on both sides of the track as per the enclosed plan. Similarly, proceeding from the Amlwch direction through Cemaes, along the A5025 towards Llanrhuddlad, at the foot of the hill before Llanrhuddlad, take the right turning signposted Llanfairynghornwy at the crossroads, then proceed as above to find the Ty Wian Land. FARM BUSINESS TENANCY TERMS The land is to be let on a Farm Business Tenancy Agreement for 3 years from 1 st March 2014 to 28 th February 2017. The first half of the rent must be paid and cleared with Jones Peckover prior to taking occupation of the land on 1 st March 2014. A copy of the proposed Farm Business Tenancy Agreement will be available to interested parties, who must be fully aware of the terms in order to comply with the requirements of the agreement throughout the 3 year term. SINGLE FARM PAYMENT SCHEME The Tenant will be entitled to claim Single Farm Payment Entitlements for the 3 year term. VIEWING Interested parties will be welcome to inspect the land at their own convenience once they are in possession of these letting particulars. All interested parties, when viewing, must ensure that all gates etc are left entirely as found when viewing the land. TENDERS Tenders must be submitted on the appropriate Tender Form attached to these letting particulars, and completed in full. Tenders must be received at the Menai Bridge office marked as: “TENDER FOR LAND FORMING PART OF THE HOLDING KNOWN AS TY WIAN, LLANFAIRYNGHORNWY, HOLYHEAD, ANGLESEY – 87 ACRES OR THEREABOUTS” Tenders must be in the possession of the agents at the Menai Bridge office by no later than 12 noon on 5 th February 2014.
