(hereinafter “Inagora”) in April 2019. Inagora is one of the largest cross-border e- commerce platform companies in Japan whose core business focuses on the Chinese market. CBRE brokered the lease contract and supported the establishment of the new logistics center. In January 2018, Inagora contracted CBRE to provide brokerage services for the relocation of their logistics center, as well as to provide advisory services upon establishing this new site. The project moved the logistics center in Koto Ward (Tokyo) to a four-story, state-of-the-art facility in Matsudo (Chiba) that was completed in April 2019. With a total floor area of 16,000m2, this new center called Inagora Logistics Center serves as Inagora’s largest logistics center in Japan. When selecting properties best-suited for Inagora’s new logistics center and business strategy, CBRE simulated the total cost of rent, shipping, and personnel. As a result of assessing these factors, CBRE recommended establishing a facility in Chiba Prefecture. “Inagora’s goal is to meet diversified customer needs by offering a wide range of products and fast delivery. Our logistics center in Koto Ward was no longer sustain this and meet the demands of our rapidly growing business. We therefore decided to move to a new facility to streamline and enhance our operations,” said Shohei Taniguchi (Logistics Director of Inagora) who oversaw the relocation project. “CBRE provided us with comprehensive information on the property area, including demographic statistics on the local working population, such as the number of families with children. We believe that thanks to CBRE’s complete support, we were able to move to a location where we can offer high-quality logistics services.” Masaki Nakamura (Senior Consultant, Industrial & Logistics, Advisory & Transaction Services, CBRE) also commented, “The cost simulation for the relocation of the client’s logistics center involved preliminary research on workers’ wages, as well as rent and cost of shipping. We also fully used our job vacancy data in major locations of logistics centers to simulate personnel costs. Estimating not only the rent on a property but also the overall cost enabled us to recommend an area that best met the client’s needs. We will continue our efforts to offer high value-added services designed to meet our clients’ requests.” ©2019 CBRE, Inc CBRE News Release Page 2 <Project Outline> CBRE Department in charge Industrial & Logistics, Advisory & Transaction Services Contract name of Inagora Inc. customer Facility name Inagora Logistics Center Location 5-13-3 Minoridai, Matsudo, Chiba Facility April 2019 opening date Approximately 7,900m2 Site area Total floor area: approximately 16,000m2, 4 stories above ground Advisory services for logistics center Entrusted establishment business Brokerage services for facilities leasing About CBRE Group, Inc.
