2018 Annual Resident LOA Meeting March 29, 2018 Advisory Committee • Pat Bologna, Keith Graveline, Casey Patrician, Linda Ridlon • Each member lives in a different neighborhood but represents the residents in the entire community • They produce “The Scoop” newsletter to keep residents informed, additional copies can be found in the mail room • Email Advisory Committee with any issues • Primary conduit to ADM/Redbrook Committees • The community has several committees that are run by residents • Sign up for committees is always welcome Redbrook Statistics • By the end of 2018 we anticipate having over 175 Redbrook Homeowners • Many homeowners come from the Plymouth/South Shore area, 20% from out of state Builder Update • Valle o First three neighborhoods are sold out o Building the White Clover Neighborhood – 36 homes nd o Building the 2 Phase of Southview – 6 homes • Stabile st o 1 Phase of Winterberry is sold out o Building on Summersweet Circle o Later this year will start building on Daylily and Bearberry • Whitman o Foundations for Townhomes are underway o Over the next 3 years the first 104 townhomes will be built • New Neighborhoods o Around the perimeter of the townhomes may have smaller duplexes instead of single- family homes o Area K &L – we have not chosen a builder yet, plan to have 70+ homes Redbrook Apartments • We have chosen Campanelli to partner with for the Redbrook Apartments • There will be 184 units • We will use our architects • Demographics will be single professionals of all different ages • Commercial Medical Building • Will be one-story, approximately 2,700 square feet • Possible tenants could include, Family Practice, Dry Cleaner, Physical Therapist, ATM • Will have set hours of operation • 10 affordable units Commercial Medical Building • Will be one-story, approximately 6,500 square feet • Possible tenants could include, Family Practice, Dry Cleaner, Physical Therapist, ATM • Will have set hours of operation Future Commercial Building Update • Between the Post Office & Farmers Table we are looking into possibly adding 2 more local restaurants and a small general store. • Could have UPS store (shared workplace) • Residents want Karen Makepeace back • Talking with some grocery stores Water & Wastewater • Water system has one well (private company rates regulated by the state) • Wastewater deferred cost 2.5M • Wastewater system is part of LOA Offsite Infrastructure • Long Pond and Ship Pond in process, will be completed by spring of 2018 • Halfway Pond & Bourne Road, construction will start in spring/summer of 2018 • Long Pond and Clark Road, construction to start in spring/summer of 2018 • Long Pond and Halfway Pond, construction will not start until 2019 • If residents have interest Dan will host a meeting to review Offsite Traffic Amenities • Trails o Upgrades for natural view o Create more trails near superintendent’s area • YMCA o Hoping to put in a pool in 2019 • Superintendent area will be staging area for events • Kayak Storage o Will work on putting a storage area at White Island Pond/Agawam Area • Dog Park o Committee will look for spots for a new area for pets LOA Financials • Revenue is off a bit due to Winterberry Neighborhood getting off to a late start • We are getting bids for trash • Looking to have Garden Club do some of the work around the islands Collaboration with the Town of Plymouth • Applying for state grant to help construct Wareham Road • Restoring Foreman’s House and Barn Questions & Answers • Advisory Board to have a meeting about the DPU process • Gas Station o No one has approached us yet o If we do it will be out on Bourne Road • Assisted Living o Looking into having an 80-100 bed facility o About 2-3 years away • Situation with Foster o Foster is one onsite landscape contractor o They do some planting and plowing o They also do work for The Valle Group o We will be bidding for landscape contractor for 2018/2019 season o Inkberry and Common Areas are incomplete • Construction Vehicles/Vendors out of Community o Sent an email to builders to send to all their vendors with rules o No work on Sunday’s unless we approve in advance • Inkberry Traffic Impact o Focus is on closed loop/walking trail o Represented to some as a walking trail not a road o Casey to set up a neighborhood meeting with Dan to discuss this issue further o Dan will review options with Plymouth Fire and Engineering • Compost Piles o Dick will coordinate • All residents should go through Gigi Murphy with any questions/concerns o [email protected] o 508-322-4009 .
