Considering Sites for Development in Loddiswell Parish Site Information Pack This pack contains: A Site Information Table This table sets out information about the constraints and opportunities for each site which have been considered. Depending on the constraints identified, we have concluded that there are either ‘significant constraints’ to development or ‘limited constraints’ to development. Site Maps These maps shows all of the sites which have been considered as part of this exercise. Constraint Maps These maps show the different constraints, such as conservation areas, flood zones For more information and wildlife sites. It has reasonably good provision of local services including a shop, primary school and pub. There is very little capacity at the primary school (Loddiswell Primary). Contributions towards facilities may be required from new development. The designated secondary school is Kingsbridge Academy which has limited capacity. Contributions towards facilities and transport may be required from new development. Loddiswell is entirely within the South Devon Area of Outstanding Natural Beauty (AONB) which is a nationally designated landscape. Importance is attached to the need to conserve the landscape and scenic beauty of these areas. Access The site is located within the built form of the village and has good access to services and facilities. It is uncertain how safe vehicular access can be achieved as there is limited road frontage. Landscape and Ecology The site is within the AONB. Heritage and Archaeology Well Street, Loddiswell, The site lies within the historic core of the village. Maps dating back to the 1840's show buildings on the site. Site Reference Site Address Site area (ha) Site Information Site Potential Conclusion Access Site is within the village, close to local services and facilities. There is a Public Right of Way on the eastern boundary. The levels on the site would not support development easily. The roads leading back to the main village are narrow and around 3m in width in places and therefore are not suitable to accommodate additional traffic. Landscape and Ecology The site is within the AONB. Heritage and Archaeology This site is within the historic core of Loddiswell. The site is close to the spring of 'Lod's Well' that gave its name to Loddiswell. Any planning application for the development of this area should be supported by an appropriately detailed programme of archaeological work to allow the impact of any development upon the heritage assets of the site to be understood.
