Appendix C – Proposals for Rural Settlement Boundaries in Hermitage Ward Settlement Status - Reasons for recommendation / change Recommendation Colkirk Existing settlement Colkirk is situated at the very north of the boundary – amend district close to Whissonsett and Horningtoft. boundary The village has a population of just over 600 and is currently served by a primary school and pub, there is also a bus service to the village and nearby towns. At present the village has two settlement boundaries. [COL.1] Extend the settlement around Cherry Tree Cottage. The settlement boundary currently splits the dwelling in half – To ensure the settlement boundary follows identifiable features on the ground and is logical and defensible. [COL.2] Tighten the boundary around Topiary Cottage, to exclude the pond from the boundary and align the boundary with the back of the properties garden – To ensure the settlement boundary follows identifiable features on the ground. [COL.3] Tighten the boundary to exclude the dwelling Apple Bough – To reduce the chance of infill that would detract from the form and character of this part of the settlement. [COL.4] Removal of settlement boundary around Market Hill - To reduce the chance of infill that would detract from the form and character of this part of the settlement. Horningtoft No settlement Horningtoft is a small community situated to boundary – the east of Whissonsett. It is characterised by maintain status quo a number of dispersed clusters of development along the Oxwick Road. The village does not currently have any services. The proposal is therefore that Horningtoft should remain without a settlement boundary. Stanfield Existing settlement Stanfield is a small village without any boundary – delete services. The current settlement boundary boundary does not have any space for anymore development, which would not harm the form and character of the settlement. Any extension to the boundary would see the encroachment of development into the countryside. Tittleshall Existing settlement Tittleshall is situated between Whissonsett boundary – delete and Litcham. It has a population of just over boundary 400. Whilst there is a village hall which hosts a peripatetic post office service, the village does not have any other services. Therefore it is proposed to delete the settlement boundary. Weasenham All Existing settlement The settlement boundary currently covers Saints and boundary – land in both the parishes of Weasenham All Weasenham maintain status quo Saints and Weasenham St Peter, effectively Saint Peter creating a single village across the two parishes. The parishes share services including a school, public house and post office. The current settlement boundary is logical and defensible and includes land for some modest development within the settlement boundary. It is therefore suggested that the boundary should be retained as at present. Wellingham No settlement Wellingham is situated between Weasenham boundary – and Tittleshall and is a small village which maintain status quo does not currently have a settlement boundary. The village does not have any services and as such is not a suitable location for further development. It is therefore considered that the village should remain as present without a settlement boundary. Whissonsett Existing settlement Whissonsett is situated to the south of Colkirk boundary – amend and currently has a post office and shop. boundary There is also bus services to Norwich, Dereham. Kings Lynn and Fakenham, however the village has recently lost its pub. There is still land available inside the settlement boundary for development. [WHI.1] Extend settlement boundary to include The Paddocks on London Street. – To ensure the settlement boundary reflects features on the ground [WHI.2] Extend the settlement boundary around Swanhill Cottage. The boundary currently cuts the property in half – To ensure the settlement boundary is logical and defensible. .
