The property which is thought to date from the 19th century has been the subject of a careful programme of modernisation by the present owners. The brick elevations have been most attractively clad with white weatherboard and the windows have been replaced with new double glazed units. The cottage is centrally heated by LPG fired radiators via a Worcester boiler and benefits from a wood burner in the sitting room. The accommodation includes three first floor bedrooms and a large bathroom downstairs. The sitting room is large and retains its original brick fireplace. There is an L shaped and well-appointed modern kitchen/dining room which opens to the rear garden via a pair of French windows. The kitchen is equipped with an integrated dishwasher and a range cooker. There is an entrance lobby with a walk in utility cupboard in which there is space and plumbing for a washing machine and tumble dryer. The garden is enclosed, laid to lawn and extends to a depth of approximately 26 metres. The driveway affords parking for at least two cars in front of the single garage. This part of Suffolk is a haven for artists, writers and musicians. The pretty village of Brundish is situated approximately 5 miles from the ancient market town of Framlingham and 4.5 miles from the well-served village of Stradbroke. Brundish is a rural village with its own pub: The Crown. The following extract is taken from The Suffolk Real Ale [Online] Guide: “ A traditional drinking pub in a Suffolk "long house" style building which dates in part from the 16th century. The main bar retains a splendid barrel shaped lathe and plaster ceiling, tiled flooring and two small settles, whilst the modernised second bar is now used as a lounge. An open fire in main room and wooden panelling with dado railing throughout. The conservatory, which has been re-floored is now being used as a sitting/reading room with comfortable chairs. The old lounge and restaurant is now fully an eating area with an extensive menu. The food is prepared with all ingredients locally sourced and cooked by the landlord. There is also an excellent bar menu. Fish and chip nights every Friday between 5pm and 6.45pm, eat in or take away. The bar opens at 5pm. that evening. After 7pm. it reverts to the normal restaurant and bar menus. Beer is served on gravity from a wooden back- bar. Ask about the "coffin hatch" in lounge. Dogs are welcome in the main bar and conservatory, as long as they're on a lead. There is a very well tended garden which is popular in the summer months. The Crown is one of the very few Suffolk pubs where you can still see poker dice played on the counter and hear genuine High Suffolk Plain accents!” Framlingham is an ancient market town which is famous for its historic castle. There are excellent local shops and a supermarket. The town has a market on Tuesdays and Saturdays. Framlingham has excellent schools in both the state and private sectors (Thomas Mills High School and Framlingham College). There are excellent pubs and restaurants, a library and Doctors’ surgery. Framlingham also has its own nature reserve around Framlingham Mere which is under the care of Suffolk Wildlife. The other attractions of the Suffolk Heritage Coast lie within convenient reach by car and there are other nature reserves at Minsmere, Havergate Island and North Warren. There are sailing clubs on the rivers Deben, Alde and Orwell and fine golf courses at Woodbridge, Aldeburgh and Thorpeness. The concert hall at Snape Maltings is home to the internationally renowned Aldeburgh Festival. Stradbroke has its own High School, sports centre and swimming pool and village shop.
