Resulting from a visual survey of the structure there does not appear to be major structural issues which will prevent the existing walls and their associated foundations from being retained for use in the new dwelling. I would not expect that any demolition of the structure is required. I would, however, point out that there are few items of concern which would need addressing before the building could safely and comfortably act as a dwelling. 1. There is some evidence of movement in the gable wall which can be arrested by tying the first floor joists into the wall. 2. Some of the bed joint mortar between the bricks has been washed out and requires re- pointing. 3. Some of the perpended coursing beneath the steel lintels has failed – this is due to the bearing length of the steel beam not being sufficient and the perpend coursing not being offset enough. These beams will require re-seating on a suitable pad stone and the perpend coursing may require a stainless steel bed joint repair rod. 4. The current roof covering is not suitable and will require a replacement along with a fully tied roof structure – such as a series of trusses which are tied to a strapped down wall plate. 5. The internal floor will need to be overlaid by a new insulated floor to provide the necessary thermal protection for a dwelling along with a suitable DPM – the new floor can be tied into the walls to provide additional structural enhancement. Whilst not an exhaustive list the above represents some of the works required to keep the structure in a usable state. Most of the items would be required anyway because of their reference within the building regulations which the local building control officer will require compliance with.
