The attached land and level survey gives the exact topography of the site and it should be noted at the outset that the proposals have been developed with great care to make sure that they are no closer to Kentwater [stream] than the existing building lines. Mr and Mrs Waddington bought the property have lived in the property for over 10 years’, and contacted Miller Architects to draw up proposals enlarge the living space to accommodate their family. The proposals are for three dormer windows, the demolition of the conservatory and the construction of a recessed three storey side extension, a small enlargement of the existing original rear extension, the reinstatement of the front door and a side terrace. Miller Architects investigated the planning history to determine the planning parameters for the site, and engaged in Pre Application discussions (PA/14/01019), which included a site visit by Helen Broughton. The letter from Helen Broughton is attached. Planning History At the earliest opportunity Miller Architects contacted Sevenoaks Planning Department to establish the existing planning history of the property. This is attached but in summary is very brief and amounts to an application for a Change of Use to a riding stables (01/01921/FULL), which was refused on the 4th of February 2002. At some stage the previous owners erected a ground floor conservatory on the side of the building, which has Deemed Consent. Planning Statement In developing the design particular attention has been paid to the NPPF, and Sevenoaks District Local Plan and the Pre App advice from Helen Broughton. Helen Broughton visited site on the 10th November 2014 and the proposals were discussed at length, she suggested some amendments to the scheme which she then formed the basis of her Pre App letter dated 19th December 2014.
