Located in the Strathglass valley close to Glen Affric it has an enviable loca- tion with great views of the surrounding countryside. Crochail is 22 miles south west of Inverness with Cannich the nearest village only 5miles away. Description Crochail Forest is located on the lower slopes of Meall Cluainidh to the south west of the River Glass. The woodland extends to approximately 91.09 hectares (221.81 acres) and is predominantly mixed conifers established, by the neighbouring Mauld Estate, in the 1960’s on a former ancient wood- land site. The woodland consists of Sitka Spruce, Scots Pine, Lodgepole Pine, Douglas Fir, Norway Spruce and Larch. Within the property there is a small arbore- tum comprising of a variety of rare conifers including Forrest Fir, Rupprecht Larch, Brewster Spruce, Morinda Spruce and Mexican White Pine. Exam- ples of which warrant special mention in John Millers Trees of The Northern Highlands. Some conifer clearance has taken place to improve deer stalking and the site now benefits from open areas with natural birch regeneration. These open areas provide good habitats which support local flora and fauna and create a broken mosaic woodland habitat. In addition to the woodland the property has a small pond, meadow flush and a charming picturesque gorge. Development potential There is at least one potential residential development site on the property (subject to consent) offering panoramic views of the Strathglass valley and surrounding hills. Private and secluded, a site would offer the purchaser a peaceful and tranquil setting for a house. Forest Plan The woodlands are included in a Long Term Forestry Plan which commenced in 2012 and has 6 years remaining. With a number of rides and open areas throughout, the woodlands provide good sporting potential. Furthermore, there is scope to develop the small pond for duck flighting. The woodland is home to a mix of Red, roe and Sika deer, which move across the property and are held in the numerous woodland compartments. The current owners encourage deer to the ground with deer licks and have been careful not to overshoot. Approximately 10 red deer were shot last year. There are no fishings on the property but fishing can be arranged on the River Glass by negotiation with the Strathglass Fishing Society.
