The district spans approximately 227 acres and is composed of all or portions of seventy-five blackfaces. The district is bounded on the south by Southern Boulevard, on the west by Burnett Boulevard, on the north by Sunset A venue·, and on the east by Carolina Beach Road. West of the development is the Cape Fear River and Eagles Island. To the east and across Carolina Beach Road are Legion Stadium and the meandering five-mile shoreline of Greenfield Lake. Laid out in August, 1912, by the Fidelity Trust and Development Company, Sunset Park building lots average 50 feet by 150 feet with setback of 25 feet. East-west oriented boulevards are 90 feet wide and north-south oriented streets are 60 feet '~ride.
