The following steps will outline the service you can expect from FCT: Process Overview: 1. FCT will arrange for the preparation of the mortgage documents associated with your mortgage transaction in accordance with Canadiana instructions. 2. Once the document package is prepared, an FCT signing agent will contact you to schedule an appointment at your home for you to sign your mortgage documents*. 3. The signing agent’s role in the transaction is to witness the transaction and record details of your identification. 4. At the signing appointment the following documents will be required from all mortgagors/guarantors to process the mortgage. Should any other documents be required, FCT will advise you accordingly and well in advance of the appointment. Two Pieces of Identification. Please refer to the Acceptable Identification chart on the back of letter and be prepared to provide photocopies of each front and back*. 5. Once all mortgage documents have been signed, FCT will work directly with Canadiana Financial Corp to complete the transaction and the deal will be funded on the closing date. 6. If you have any unsecured debts being paid out from the mortgage proceeds, FCT will courier to you the cheques payable to the unsecured creditor, for you to apply the payment. The primary piece of identification must be either a valid Canadian Driver's License or passport. The secondary identification can be a Birth Certificate, SIN card or major credit card. You must provide clear and legible photocopies of the front and back of all pieces of identification; for a Passport only the picture page is required. 1. All identification documents must be current to be acceptable. 2. We can accept an individual’s provincial health card, but only if it is not prohibited by provincial or territorial legislation. 3. Currently Ontario, Manitoba, Nova Scotia and P.E.I. prohibit use of the health card for identification purposes. *In Quebec, we cannot request to see a client’s Health Card, but we may accept it if the client wants to use it for identification purposes. 4. Valid foreign ID, if equivalent to an acceptable type of Canadian identification document, is acceptable. 5. Where the individual is not physically present in Canada, a third party (e.g., lawyer, notary public, commissioner of oaths or similar person) who is attesting to the individual’s identity on our behalf has to be properly instructed in writing to act as our agent and has to complete and sign the IVF Form. In addition, the lawyer, notary public, commissioner of oaths or similar person’s standing should be confirmed directly or through the Canadian consulate or embassy in that country. Alternatively, the individual can attend the closest Canadian consulate or embassy and have his/her identification attested to. In such a case, the officer at the consulate or embassy would have to complete and sign the IVF Form. .
