The merger was achieved via a transfer of engagements from Hanover Housing Association to Anchor Trust under a process provided for under the Co-operative and Community Benefit Societies Act 2014. Prior to the merger, Anchor Trust converted from a company limited by guarantee to become a Community Benefit Society which facilitated the subsequent transfer of engagements. We determined that the application of merger accounting would be appropriate and therefore the financial results and reporting are presented as if the merged entity had always existed. Similarly the governance section presents reports from Committees established in the post-merger period. The processes and systems of the pre-merger organisations largely continued to operate separately between 29 November 2018 and 31 March 2019 as the process of integration commenced. As a result, there are some limitations in respect of consistent aggregated reporting of Key Performance Indicators and benchmarks, which apply to this year’s report. 2 Anchor Hanover Group Annual Report & Financial Statements 2019 Chair and Chief Executive’s Statement 1 3 At a glance Key Performance Indicators Turnover Operating Surplus £ £ m m 2019526.4 £526.4m 201956.3 56.3m 2018 £530.7m 2018 £58.5m 2017 £495.6m 2017 £38.9m 2016 £484.0m 2016 £47.0m Net Book Value of Housing & Care Properties 2019 £1,121.3m 2018 £1,147.2m £ 2017 £1,168.6m 1,121.3 m 2016 £1,192.6m Total Assets Less Current Liabilities 2019 £1,333.5m 2018 £1,345.3m £ 2017 £1,360.5m 1,333.5m 2016 £1,379.1m Care homes Rented Your Care occupancy occupancy Rating 2018: 87.6% 2018: 98.9% 2018: 897 2019: 2019: 2019: % % 89.0 98.9 899out of 1,000 4 Anchor4 Anchor Hanover Hanover Group Group Annual Annual Report Report & Financial & Financial Statements Statements 2019 2019 5 Chair and Chief Executive’s Statement 1 Chair and Chief Executive’s Statement Creating Anchor Hanover means we now have an In November 2018, Anchor organisation that can build on all our previous experience, Hanover Group (Anchor Hanover) using the breadth of services we offer and our financial strength to transform housing and care so more older was formed by the merger of people have a home where they love living.
