The Villa was built on the site of an ancient temple dating back to pre-Roman times evidenced by archaeological findings including a monumental sarcophagus now preserved in the Roman Museum of Assisi. The Land Registry of Assisi record the current structures date back to 1555 built around an old tower evidence of which can be seen today within the various phases of restoration and expansion. The existing family have owned the property for hundreds of years making real structural changes in the 19th Century. The main house is basically divided into two areas of habitation plus a communal area on the ground floor which includes a large, living room, games room and dining room on two levels with access to the covered portico with its twelve arched openings pivoted on impressive stone columns, a WC, chapel and a series if storage rooms and cantina's. The first floor is divided horizontally with the majority in good condition, with marble floors giving it an elegant but somewhat dated feel compared to the upper floor which has been completely renovated including the roof to a remarkably tasteful high quality with no expense spared. Both floors are used by family members. The first floor can be accessed by either of two external sweeping travertine staircases via the large terrace above the portico or the main entrance, there are currently two bedrooms, two bathrooms, entrance hall, two studios, kitchen and two living rooms a separate terrace takes you to the first floor of the un restored tower which is on three floors with ground and first floor access. There are other internal and external staircases to access all floors. The top or second floor is entered by a private external staircase that takes you into an impressive living dining room with a large stone fireplace and inlayed antique wooden floor, high ceilings and plenty of natural light from three French windows, from here you can access the entrance hall with internal staircase, galleried kitchen, galleried library, WC, master suite with galleried dressing room, private studio, study and en-suite bathroom, two other en-suite bedrooms complete this very impressive part of this important Villa. There is also a large quantity of valuable steel works including worked grills and stair rails by a well known blacksmith/artist and access to a glass observatory with opening roof. There are a variety of outbuildings that can be converted to all sorts of uses on the eight hectares of land that surround the property, including a distressed formal garden and large swimming pool that also requires attention. The vines and olives are well kept but landscaping and planting are required to bring the formal gardens back to the deserved standard to compliment the Villa. Measurements are approximate, and no responsibility is taken for any error, omission or misunderstanding in these particulars, which do not constitute an offer or contract. No representation or warranty whatever is made or given either during negotiation, in particulars or elsewhere.
