<p> Architectural Control Committee Activity for Board year 2017 The ACC committee approved a total of 14 requests, including home repairs, modifications, and 1 addition; install home generators; and removal or trimming of trees. In addition, the committee sent 2 requests for lot mowing which was completed. 5 requests to repair existing fences on vacant lots were sent to the owners. These were also completed. For the ACC Byron Beverly</p><p>Buildings, Grounds, and Maintenance Committee 2017 Activity Repaired sprinkler in small gazebo Replaced sprinkler head in front neutral ground Replaced batteries in Activity Center exercise room thermostat Replaced light bulbs on big gazebo with yellow ones Painted front of Community Center Painted ceiling in kitchen of Community Center</p><p>Repaired handrail on gazebo Installed lights on driveway at front of Community Center Expanded concrete around mailbox in park Had all A/C’s checked Had fence in rear parking lot shored up $700 Installed signs at front entrance Replaced thermostat in Activity Center $50 Realigned lights in front of Community Center (someone moved them) Replaced lightbulb in light for flagpole in park area Installed receptacle near mailbox in park Replaced seat on recumbent bike $100 Repaired rotten wood on Gazebo $5800 Had water meter installed in front of 43299 Putters Lane for Sprinkler System $260 Installed concrete steps by side doors of Community Center $534 Installed rear gate to community $15,000 Installed electrical to rear gate $3000 Replaced concrete by rear gate $4000 Had telephone line hooked up to rear gate Bought signs for rear gate. $250 Replaced Dehumidifier fan motor and added coolant. $1160 Installed sprinkler system on Putters Lane $2500</p><p>Maintenance Work to be done: Pressure wash gazebo Paint Gazebo in October (new treated wood needs to be dried) Pressure wash face of portico on Activity Center Repair grass in front of John Wax’s house (was damaged when new meter was installed) Replace burnt out lights in both buildings (on going) Make sure front pond weir is still higher than ditch Have Community Center side door painted (paint was damaged when old deck was removed)</p><p>Decorating Committee The Decorating has been done at the Club House according to Holidays and Special Holiday functions: Mardi Gras: Wreaths and table decorations Valentines: Helped with the table decorations per quest from Sissy B. Easter/Spring: New door wreaths. (I took old Christmas grapevine wreaths apart and added Spring Flowers and Bows. The old Spring door decorations were added to the Card Room décor!</p><p>I have purchased new Patriotic Decorations that will be put in place for Memorial Day and stay until Labor Day.</p><p>To-date I have spent $159.50. This Expense Report was submitted on April 24th. The monies that are left in the Decorating Account, will be used for the purchase of NEW Christmas Garlands and New Outdoor light and any other new Christmas Holiday decorations.</p><p>Thank you to the Maintenance Committee for the electrical outlet on the Club House fence.</p><p>Respectfully submitted </p><p>Barbara F. Nelson</p><p>Landscape Committee Report Prepared for the August Annual Board Meeting Members of the Committee: Rachel Arnold, Jerry Arnold, Roberta Naden, and Ron Whitmer. Don Davidson resigned from the committee due to his moving back to Baton Rouge. Projects addressed since last report, April 24, 2017: Ÿ Upgrade of landscaping at the rear of the common parking lot on the west end of the Greens completed. Four Privets and four Dwarf Oleanders were planted along the fence area. Green residents helping in the effort were Jerry Arnold, Sissy and Paul Simoneaux, and Ron Whitmer.</p><p>Ÿ The work on the sprinkler system at Putter’s Lane has been completed. The Landscape Committee will be addressing plans for improving the landscape now that work is completed.</p><p>The Landscape Committee is grateful for the work of the Maintenance Committee for taking on the irrigation issue at Putter’s Lane, overseeing walkway improvements at the Mail Boxes at the Park, and tree trimming needs. An upgrade of the landscape at the Center Bldg is under review. A proposal has been received from Ground Control. This upgrade will be addressed following the Putter’s Lane project. Monitoring Ground Control’s services continues. The major task completed this year was the upgrade of the front entry way. Recently, new sod was put in on both sides of the entry beds. It is questionable whether this effort will need to be redone. It is being monitored. Committee members are Peggy Slavich- chairperson, Sissy Bourgeois, Jerry Brasseaux, and Virginia Guidry. Mona Hull is the board liaison. It was decided at that meeting to continue the practice of sending get well and sympathy cards. Cards were donated by Jean Linn. This year 17 cards were sent and 3 memorial donations were made. Expenditures: Stamps $18.80 Memorials $50 each Joseph Stam, David Dugas, and Dorothy Sciortino</p><p>Telephone Directory Committee</p><p>Roberta Naden has been working to update all new resident information. With the many changes from Cox to ATT U-Verse, and the corresponding email changes, this has been a challenging task. Roberta will be placing an order for 20 new directories to be printed to provide to the many new residents that have already moved in since the last directory update and for the new homes that are being built. </p><p>Townhome Committee Annual Report August 1, 2017</p><p>The Townhome Committee was established after the Annual Meeting of 2010. It is commissioned by and reports to The Greens HOA Board of Directors. Its purpose is to provide to the Board a unified voice for townhome residents on issues pertinent to their homes. The Committee also provides recommendations to the Board on handling these pertinent issues and other questions which may come up from time to time. Clarifications – The committee continues to work with the Board to clarify its understanding of factors regarding the townhomes. The Committee has met several times since the 2016 Annual Meeting as issues have been identified and as needs for plans and policies have been suggested. Areas of discussion have included: Roster of townhome owners – Working with the Board, the committee has undertaken to update and maintain a roster of townhome owners to facilitate communications. Exterior painting – The townhome owners’ escrow funds each month for this purpose. The Board maintains and disburses from our escrow account. The committee has previously presented to the Board a proposal for a painting schedule which the Board approved. The committee has obtained a bid for the current year’s painting project. The painting schedule for 2017 calls for painting of the third group of townhomes. We have requested the Board disburse the funds from our escrow account to start the project. This will leave us with the final group of townhomes on the schedule to be painted in 2018. Insurances – A survey of townhome owners is planned to determine insurance coverage and type currently maintained. The benefits of each townhome maintaining insurance coverage such as homeowners, flood, and termite control would be mutually beneficial to each townhome owner and their neighbors. Study of possible policy recommendations to the Board is ongoing. Called on each and every new resident personally to provide them with the Green's HOA material. Distributed keys to the Activity/Community center to new residents.
