Monday through Friday, with some 24hr On-Call Availability Approval Authority: Administrator Reviewing Authority: Policy & Personnel Committee of the Board of Directors</p><p>Overall Purpose of the Job: The overall purpose of this job is to provide general maintenance and maintenance support services for transportation, buildings, facilities, grounds, vehicles, and to provide safety and risk management services for the residential campus to enable the direct care staff to fulfill their respective missions.</p><p>Major Functions for which the Employee has Direct Responsibility: 1. Provide first and second echelon maintenance in the areas of plumbing, electrical, painting, carpentry, and grounds keeping for the entire campus. 90% of time A. Supervisory Duties 1) Communicates with the Maintenance Director daily to get work assignments and to communicate campus problem areas. B. Operative Duties 1) Provides direct maintenance as needed on routine and emergency bases. 2) Assists with plumbing needs for the campus, to include: a. Keeping water consumption low, b. Service and repair water heaters and boilers, c. Winterizing campus, d. Managing the opening and closing of the campus swimming pool, and e. Providing routine maintenance on campus drainage system. 3) Assists with painting needs for the campus, to include: a. Painting maintenance for the interiors and exteriors of campus buildings, b. Prepping paint surfaces for the buildings prior to application of paint, Masonic Home for Children at Oxford 1 Revised September 2017 c. Proper storage of all paints and paint cleaners, d. Maintenance of paint brushes and rollers, e. Installation of window glass, and f. Proper site cleanup after painting and window repair. 4) Assists with routine carpentry work for the campus, to include: a. Flooring repairs, b. Maintenance of locks and hardware, c. Maintain, repair, and/or replace window blinds as needed, d. Install vinyl siding as needed, e. Framing and matting of pictures as needed, and f. Keep all shop tools and equipment in good state of cleanliness and order and in compliance with OSHA standards. 5) Assists with routine electrical and HVAC needs for the campus, to include: a. Working within limits of personal electrical licensure and certification, b. Repair and monitor electrical equipment and appliances as needed, c. Respond to and troubleshoot maintenance requests from staff, d. Service, repair or replace heating and air conditioning systems as needed, and e. Maintain shop equipment and tools in good state of cleanliness and order and in compliance with OSHA standards. 6) Assists with the maintenance of records and accounts, to include: a. Inventorying equipment and materials, b. Receiving, prioritizing and recording maintenance requests, c. Ordering materials needed for the maintenance of the Agency in coordination with the Maintenance Director, d. Tracking and filing of invoices and purchase orders, e. Completion, recording and filing employee work records, and f. Being cost effective in all purchases and repairs. 7) Ensures that all campus buildings and facilities are maintained in a high state of repair, function, and safety. 8) Assists as needed with the Masonic Homecoming Festival activities and other special events held on the campus as a part of the operation of the Home. 9) Assists in the training of staff and children on first echelon maintenance. 10) Inspects the buildings and grounds regularly and as part of the preventive maintenance efforts. Ensures preventative maintenance inspections are recorded on official forms, reported and filed. Issues found on formal and informal inspections are to be addressed or prioritized and scheduled for repair in consult with the Maintenance Director.</p><p>Masonic Home for Children at Oxford 2 Revised September 2017 11) Inspects resident homes, vehicles, and Agency property for cleanliness, destruction, vandalism, maintenance, safety, and suitability to purpose and missions on a continual basis.</p><p>2. Professional Development 10% of time A. Supervisory Duties 1) Ensures that the workers, including residents, under his/her supervision are properly trained prior to assuming duties (pre-service and orientation training). 2) Ensures that the workers under his/her supervision remain properly trained during their tenure as employees (in-service training, higher education courses, certifications, etc.). B. Operative Duties 1) Maintains working knowledge of building, electrical or construction codes and seeks advice and/or consultation regarding codes when applicable. 2) Shares in the responsibility of teaching professional courses during pre-service and orientation training, in-service training, and training on policies and procedures of the Agency as related to maintenance or water systems. 3) Maintains educational and certification training relevant to the position.</p><p>Person Specification Position: Maintenance Worker Masonic Home for Children at Oxford 3 Revised September 2017</p><p>Prerequisite Qualification, Education, Experience, or Certification: The person occupying this position must possess a high school diploma and experience in maintenance or engineering-related field. A valid North Carolina Driver’s License is required.</p><p>Major Function or Responsibility Required Qualification, Education, or Certification Providing direction and coordination in the areas of Formal education equal to or greater than the employees logistical support to direct care workers and other support he/she must supervise. Additional training in leadership staff to ensure the smooth operation of the facilities and and supervision.
