<p> The Gardens of Owings Mills Condominium Association Minutes of the Monthly Board of Directors Meeting Location – Carriage House Conference Room October 12, 2017 Meeting was called to order at 7:00 pm </p><p>Present and representing Condo I: Donna DaRoja, Lori Edmonds Condo II: Donna DaRoja Condo III: Donna DaRoja Tidewater Management was represented by Matthew Merckel. Section 1, 2 & 3 did not have quorum.</p><p>Homeowner/Board comments </p><p>11902 G: Homeowner advised that his bicycle was stolen from his balcony. People are doing drugs in the tennis court and he requested that the nets be removed and the area be padlocked. He has not called the police.</p><p>11903 D: Unit above is still leaking into his bathroom. Repairs to be done next week.</p><p>11914 C: Laundry room needs to be cleaned better. Not being mopped. Hallway carpet needs to be shampooed. A shutter is off in the front of 11916. Rear building light is out on 11914.</p><p>12003 L: Old signs are still in the center island of the parking lot. Also in 11906-11916 lot. Someone is holding the door open with the ashtray. Can this be chained to the brick support? When will the timers be changed. Lights are coming on too late. Can a For Sale sign be put in unit window?</p><p>11905 B: Unit was broken into. There’s sediment in the kitchen sink. Water is backing up. There are mattresses and other things in the laundry room and the meter room. Homeowner had several questions about the budget. Mentioned that</p><p>11914 L: All the lights are out in the parking light. When they are working, 11906 light never goes off. New globes are needed for the lights by 11906, 11910 and 11912. Is delinquency rate still about 30%? Are 50% of section 1 units rentals? One of the washers is leaking, homeowner called it in.</p><p>11900 C: Unit has had numerous backups and he feels that Prime Plumbing did a poor job. The floor was torn up. We will be having the mainline jetted quarterly to prevent future occurrences.</p><p>11912 E: All the lights are out in the parking light.</p><p>11911 I: Leak from roof into clothes closet. The roof wood is deteriorated.
