Section 5 interprets and applies the context of D the brief and vision for the site, whilst section 6 summarises how the design has developed following consultation. Section 7 sets out the proposal, explores the relevant design and access facets associated with the application and provides a response to planning policy. Llandybie Station is located 2.1 The site is located on land at Glanmarlais Care Home, within an eleven-minute walk from the site, to the north-west which lies on the southern side of Llandybie. Access 2.7 The site benefits from an existing access point at the northern boundary via Maespiode. This connects to Blaenau Road which in turn connects to trunk road A483 to the northwest of the site. E C C 2.13 The Carmarthenshire LDP identifies the site as being A located within the Ammanford / Cross Hands Growth Area. & The LDP notes that growth areas status reflects their high population levels and the availability of an extensive range N G of services and facilities in the strategic context. These I S settlements are well served by those facilities which are vital E to supporting the principles of sustainability and are capable D of accommodating a proportionally high level of growth. They represent large and established urban areas located on sustainable transport routes which serve areas extending beyond their localised catchments. Overall the site is considered to be in a highly sustainable location. Planning History 2.14 The site was granted full planning permission for a three-storey rear extension to the existing residential care home, reference (E/38275) on 05/01/2020.
