CALL TO ORDER </p><p>A meeting of the Board of Directors for Westchase Community Association, Inc. was held January 10, 2013 at the WCA Management Office, 10049 Parley Drive, Tampa, Florida 33626. Dyan Pithers, Vice President, called the meeting to order at 7:07 PM. </p><p>II. PLEDGE OF ALLEGIANCE The Pledge of Allegiance was recited by those present. </p><p>IV. SECRETARY’S REPORT</p><p>November 8, 2012 Board of Directors Meeting Minutes submitted.</p><p>Ken Blair motioned to accept the November 8, 2012 board minutes. Nancy Sells seconded the motion. A vote was taken and the motion carried 5-0.</p><p>V. TREASURER’S REPORT </p><p>VI. COMMITTEE REPORTS </p><p>A. Covenants Committee – Report Submitted</p><p>Nancy Sells motioned that the Board approve and accept as presented the December 12, 2012 Covenants Committee meeting recommendations as their own. Keith Heinemann seconded the motion. Vote was taken and the motion carried 5-0.</p><p>B. Government Affairs Committee – Ken Blair</p><p>C. Modifications Committee –Reports submitted Keith Heinemann motioned to re-appoint Dale Sells to the modifications committee for a one year term. Ken Blair seconded the motion. Vote was taken and the motion carried 5-0.</p><p>Board Meeting Minutes January 10, 2013 D. Social Activities Committee – Eddie Santiago Eddie announced that the committee is currently seeking volunteers to assist planning and participating in association events/celebrations/activities. Eddie met with the manager of the Westchase Golf Course to discuss upcoming events.</p><p>VII. COMMUNITY ASSOCIATION MANAGER’S REPORT- Report submitted – Debbie Sainz As of December 31, 2012, the geothermal equipment installation at the West Park Village pool was completed. We will begin opening the WPV pool on weekends only for January and February from 10am-5pm. Depending on attendance, consideration will be made on dates and times for March and April. As of December 2012, swim coach Alex Richardson was hired to teach all WCA swim programs. We have been receiving positive feedback from participant parents on how smooth the transition is going. Two changes were made since Coach Alex joining our staff: Lil Flippers is now available year round; Tri Gals swim is now named Tri-Swim so as to include male triathlete swimmers. In November 2012 the WCA was notified by Hillsborough County of being a recipient of a $2,500 mini-grant for events & celebrations.</p><p>VII. OLD BUSINESS a. Presentation of Nathan Lafer Award Eric Holt was presented with the 2012 Nathan Lafer award.</p><p> b. Alternate Locations for Movie in The Park</p><p>Ken Blair motioned to keep the movies at Baybridge Park for Jan & Feb until the EPC results come in, and if they exceed the decibel limits, then to re-visit alternate locations. Eddie Santiago seconded the motion. Vote was taken and the motion carried 5-0.</p><p>IX. NEW BUSINESS </p><p>A. Fine Appeals a. 11824 Derbyshire </p><p>Ken Blair motioned to suspend the $1,000 fine only if on last area of dead sod is replaced within 45 days and the unit stays in compliance during the 45 day grace period. If not, then the full amount of the original fine is re-instated. Eddie Santiago seconded the motion. A vote was taken and the motion carried 5-0.</p><p> b. Fine Appeals 10025 Tate Lane</p><p>Nancy Sells motioned to rescind 50% of each of the two $1,000 fines relating to the sidewalk and walkway/steps. Ken Blair seconded the motion. A vote was taken and the motion carried 5-0.</p><p> c. Fine Appeal 10511 Weybridge</p><p>Eddie Santiago motioned to waive the fine for the fence ONLY if the owner complies by removing or replacing the entire property fence within five months of this meeting date. If the owner does not comply with the allowed timeframe, the original fine of $1,000 is re-instated. Ken Blair seconded the motion. A vote was taken and the motion carried 5-0. Board Meeting Minutes January 10, 2013 d. Fine Appeal 9913 Stockbridge </p><p>Eddie Santiago motioned to rescind 50% of the $1,000 fine relating to the lawn needing maintenance. Nancy Sells seconded the motion. A vote was taken and the motion carried 5-0.</p><p>B. Appoint WOW member to Fill Vacant Seat - Table to the February board meeting</p><p>C. Proposals for Boundary Survey of Countryway Property</p><p>Ken Blair motioned to accept the quote from Exacta Land for the Countryway boundary survey for $4,450. Keith Heinemann seconded the motion. A vote was taken and the motion carried 5-0. </p><p>D. USTA League Involvement</p><p>X.
