<p> Minutes of the Monthly Meeting of the Board of Directors of Westlake Homeowners Association December 19, 2016; 6:30 p.m., 4260 Galewood Street, Suite B, Lake Oswego</p><p>In attendance: Cynthia Gerwe, Fritz Gerwe, Chris Heuer, Rolland Royce</p><p>Fritz called the meeting to order at 6:30 pm. </p><p>Treasurer’s report. Rolland reviewed the November financials, including year-to-date numbers. The board discusses a bill from ProGrass for irrigation repair and cleanup. Rolland agreed to check to make sure the cleanup charge is for removal of debris in the Tract A greenspace (which was expected and authorized) and not for additional charges relating to the irrigation repairs.</p><p>ADRC matters. The board reviewed and provided comments and suggestion on a draft letter to new residents and a draft “Community Guideline Reminder” post card for sending to all current residents. Both documents were approved as revised.</p><p>Fritz and Cynthia reviewed with the board a request from a Malarkey Roofing sales representative to consider approval of Windsor XL product for use in the HOA. Concerns were raised regarding the lighter weight (less than 480 pounds per square) and the possibility that the product was not triple layer. Fritz agreed to check with the representative regarding the specifications.</p><p>Landscaping and open space. Chris reviewed a draft contract provided by Ash Creek Forest Management to perform a forest management report. Chris suggested modifications to the indemnification provisions of the contract, and the contract was approved as modified. Chris will talk with Tom to get a contract in place with Ash Creek.</p><p>Minutes. The minutes of the September 2016 monthly meeting were approved. There was no October 2016 monthly meeting.</p><p>Upcoming meetings.
