<p> I. Terramar HOA meeting November II. Meeting Minutes November 14, 2015</p><p>I. Call to order Called to order the regular meeting of the Terramar Beach Home Owners Association at 10:00am on November 14, 2015 at the home of Bonny English President of the Terramar HOA</p><p>II. Approval of minutes from last meeting It was confirmed minutes from September meeting were approved via email</p><p>IV. Treasurers Report</p><p> a.) Treasures report had a motion to approve, and was approved</p><p> b.) Conversation to lien properties that are delinquent, treasurer agreed to file and sign the liens, liens will be notarized by a bank</p><p> c.) Motion to file a lien after a $500 delinquency , motion approved</p><p>V. Open issues a) Bonnie English was introduced as the newly elected President of the board after the resignation of Neil Hackman</p><p> b) Annexation- As of September 30, 2015, 16 lots owned by Denny and Peter have requested annexation into Terramar Beach Community. The board has agreed to look into the process which would best benefit Terramar Beach community as well as the 16 properties looking to be annexed. It has been proposed to look into the possibility of restructuring already existing deed restrictions to fit the needs of the new area to be annexed. In order to do so 75% of the homeowners in the proposed section must approve an amendment. </p><p> c) ACC Concerns- Scott Arnold and Kenneth Dale of the ACC committee were present. In regards to requesting ACC to be present is due to the settling of a lawsuit filed that has been settled in mediation for $25,000 in order to save expenses that could have been in excess of $100,000 if taken to court to be ruled upon by a judge. d) Dredging- two members of the community have agreed to do a volunteer based dredging program that will be discussed by the board in which we pay $50,000 to help acquire the machinery required to complete the job and use community volunteers to complete the dredging. John Saxon is the dredging fund liaison.</p><p> e) Renters committee-Discussion on how to enforce the deed restrictions and renters disrupting the community. VRBO has been contacted about the 70+ homes listed as multiple family units and we hope to hear back in the near future from them. Discussion to inform all potential buyers that Terramar Beach Community as well as informing all, via our community website, that our community is not a rental community.</p><p> f) Marina pool maintenance- new timer put on pool to run 8 hours a day as opposed to 24 hours. Bob and Ken wiring underground replaced to the security area due to flooding</p><p> g) Pool Keys will be replaced for residents in January of 2016.</p><p>VI. old business a) Security Cameras- cameras installed and being monitored properly. Decision to put a modem in the security house will be voted on at next meeting. Concerns about a modem and moisture is the primary concern</p><p> b) Mowing- Beach town mowing will remain, identification of lots to be and not to be mowed has been confirmed. </p><p> c) Drainage- This matter has been addressed and taken care of.</p><p> d) Website contact information for board members has been updated. Terramar now has a Facebook page you can search it at Terramar Beach Community. Please like us on Facebook to keep up with the current events of the community. Website will continue to be maintained by the volunteer Mike Parker. </p><p> e) Non-Profit status-we are not a non-profit which means we do not receive the tax exemptions of a 501-3(c )</p><p>III. Proposal for a special meeting concerning annexation, dredging & restrictions on new construction for rental purposes.</p><p>IV.
