<p> HOUSEHOLDERS INSURANCE</p><p>The Trust has all its’ properties insured for damage to the structure and the fixtures and fittings of the building, i.e. anything which belongs to the Trust is insured. However, tenants’ belongings are not included.</p><p>Like all householders it is the responsibility of the person living at the property to insure against damage to contents. If damage is caused by some structural problem. e.g. water penetration through a roof because tiles are blown away, the Trust is only responsible for the repair to the roof and not the replacement of tenants personal belongings. </p><p>The Trust strongly recommends that you take out household insurance with a reputable insurance company to cover all your belongings including, carpeting, furniture, domestic appliances, general belongings and decorating materials. A good Householders Policy covers not only for damage but also for theft, so it does make sense to have one.</p><p>PLEASE NOTE: A very common problem is leaking washing machines. If your washing machine leaks into the flat below and damages the decorations, the other tenant has every right to make a claim against you. If you are in a first or second floor flat you should insure against this. It also makes sense to check your washing machine hoses from time to time (particularly at the connections) and also to turn the taps to the hoses off when the machine is not in use. </p><p>It has been noticed that the cheaper taps, the chromium plated ones with the small red and blue plastic taps are not very efficient and do not always turn off properly. This causes problems, particularly when the hoses are disconnected. If you have taps fitted, you should have the type which looks like a conventional tap or stopcock.
