<p> SPECIFICATIONS FOR INDEPENDENT CONTRACTOR TO MAINTAIN AND CARE FOR THE LANDER COMMUNITY CENTER AND LANDER CITY HALL</p><p>The contractor will perform general maintenance and janitorial services for both facilities.</p><p>Lander Community Center: These duties shall include but not be limited to the following:</p><p> Snow removal from sidewalk  Windows  General cleaning of facility – includes removal of trash, cleaning of all floor surfaces, restroom cleaning and maintenance, kitchen floor, stoves and ovens  Maintenance and minor repair of the facility  Quarterly Deep Cleaning of the facility – this includes all edges and corners  Heat/air control  General yard care  Supervise events as necessary – be on call if something in the center breaks down or fails to work  Facility preparation and clean up – check all ovens, dishwasher etc. to make sure they are in working order before the event to ensure a successful event  Post event inspection – ask renter if everything worked appropriately  Notification to City Hall if additional trash pick-up is needed  Any other duties necessary to generally maintain the facility in a neat and orderly state.  Show renter where to find extra paper towels, trash bags, toilet paper and etc.</p><p>This is a new facility totaling 19,278 square feet. The Lander Community Center burned in June of 2012. In 2009 the Community Center had 73 events and in 2010 the center had 83 events. Many events encompass several days. Cleaning shall be completed within a 24 hour period of end of the event held at the Community Center. Events with multiple days will require daily maintenance. Post event inspection shall be completed the day following the event and City Hall shall be notified of any damage by noon that day or by noon Monday if the event falls over the weekend. Notes:  Keep toilet paper, trash bags, paper towels available for each event;  Deep cleaning includes: all windows, cleaning edges and corners, stripping, waxing and buffing of floors and cleaning of the kitchen and stoves/ovens;</p><p>City Hall  General Cleaning of City Hall once a week  General Cleaning of the Lander Police Department twice a week  Periodic Dusting of all woodwork, furniture and chairs</p><p>The city shall furnish vacuum cleaner, rug shampooer, floor scrubber, toiletries, housekeeping supplies and building maintenance supplies.</p><p>It shall be the Contractor’s sole discretion and at a cost solely to him to employ others to assist in performance of his duties. In such case hiring, supervision and payment shall be the sole responsibility of Contractor.</p><p>The Contractor will provide liability insurance in the amount of $100,000 listing the City of Lander as an additional insured.</p>
