V17-005 MIKE COKER (703 EAST ERWIN STREET) The application of Mike Coker, owner of Lot 1-A of NCB 66, one lot totaling approximately 0.35 acres of land located south of the southwest intersection of East Erwin Street and South Beverly Avenue. The property is currently zoned “M-1”, Light Industrial District</p><p>The applicant is requesting a variance to Tyler City Code Section 10-27, Dimensional Standards”, Table 10-27, “Dimensional Standards for Commercial and Industrial Districts” which specifies that all “M-1” properties must maintain a side corner setback of 15 feet.</p><p>11/10/14 **Form 1-1** Page 1 of 2 The applicant is requesting a 5’ 1 ¾’’ feet variance to the side yard corner setback in order to construct an addition to an existing building with 9’ 10 ¼’’ from the side corner property line. </p><p>VI.
