It is intended as a guide to the amenities and other considerations when residing at Latymer Court. </p><p>If you have any comments, ideas, or feel additional information could be included, please do not hesitate to contact us.</p><p>6 7 SECTION 1 - BRIEF HISTORY AND GENERAL INFORMATION</p><p>History</p><p>Latymer Court opened in 1934 and was then the largest single luxury block of flats in Europe, boasting the “most modern style and built-in amenities”.</p><p>The position of the site enabled the architects, Gordon Jeeves of Hanover Square to plan the flats so as to obtain an abundance of light with commanding views over what were once the playing fields of Colet Court. </p><p>Latymer Court is still a prime site and has the advantage of maximum natural light and local amenities. Indeed the original design and fell of the block have been carefully maintained.</p><p>Latymer Court is still one of London’s largest private estates and is often likened to a village with its thousand or more residents and occupying over 1.5 hectares of land. </p><p>8 General Information</p><p>There are eighteen blocks in Latymer court and the block numbers are in a series of five blocks entered from the north elevation, six blocks entered from the middle courtyards’ and seven blocks entered from the rear of the south elevation, i.e. entered from the internal courtyards.</p><p>The eighteen blocks share twelve rear service staircases, which are used for trade deliveries and the collection of refuse. These staircases also act as alternative fire/emergency exits. On each floor at the rear service staircase, are refuse bin area(s) from which refuse is collected daily.</p><p>There is a refuse area and a workshop/store at the rear of the block adjacent to the Rowan Road entrance. The local council collects the refuse on a regular basis. </p><p>The Estate Manager is responsible for overseeing the day to day running of Latymer Court and is supported by the Property Management Assistant, two maintenance staff, three contracted ground staff and three contracted cleaners. </p><p>A 24-Hour security service is provided at the Main Reception on Hammersmith Road and at the Rowan Road gate for vehicle entrance. CCTV cameras are in operation 24 hours a day and cover all the entrances, roadways and the roof area. </p><p>There are a number of box rooms and store rooms which are available to let. Enquiries regarding renting a box room or store room should be directed to Latymer Court Freehold Company Ltd, email address: [email protected]. </p><p>9 Access</p><p>Latymer Court has a main pedestrian entrance on Hammersmith Road with a security card operated lock. </p><p>Vehicles and pedestrians can gain access through the rear entrance off Rowan Road. </p><p>All visitors, unless accompanied by a resident via Rowan Road entrance, must enter the block from the main entrance on Hammersmith Road. </p><p>Communal Areas</p><p>The communal areas of the block consist of: - </p><p>A) Courtyard and garden areas which provide pathways to the rear entrances of blocks on the north elevation.</p><p>B) Twelve rear service staircases, which include lifts and bin/refuse areas.</p><p>C) Main staircases, consisting of eighteen carpeted entrance halls, staircases and landing passenger lifts.</p><p>D) Roadways, parking areas and pavements. </p><p>Shops</p><p>In the parade of shops on Hammersmith Road, there are 36 shop units, providing a range of services and conveniences. </p><p>. </p><p>10 SECTION 2 – LATYMER COURT HOUSE RULES</p><p>1. Residents, staff or the general public are not permitted to smoke at the rear of the commercial shop fire doors exit. 2. Access is not permitted into the Latymer Court Estate through any of the commercial shop fire exit doors. 3. Pets are not permitted to be kept within the flats unless permission has been granted in accordance with the lease. 4. Access is not permitted on to the rooftop area unless you have use of one of the storage box rooms. The roof may not be used as an amenity area. Barbecues are strictly prohibited. 5. Noise pollution from any of the flats will not be tolerated. The Lease provides for the quiet enjoyment of all flats and excessive noise is prohibited especially between 11.00pm and 8.30am. Consideration for your neighbours should be uppermost in your mind. 6. Abuse to the members of staff and security will not be tolerated at any time. 7. All flats must have “Wall to Wall” carpeting, except for bathroom and kitchen. 8. Bicycles may only be stored in the bicycle racks and must be registered at the Estate Office. All bicycles are left entirely at the owner’s risk. 9. All visitors to Latymer Court must sign in at the reception desk at all times unless they have been granted access via the entry phone system. Visitors who refuse to sign in will be not be granted access inside the block. 10. Please be aware that there is a “One Way” system in place on the roadways. 11. Licence for alteration and work permits for contractors need to applied for at the Estate Office. 12. If you intend to rent your flat, you must obtain a Licence to Sublet form from the Freehold office. 13. No personal items are to be stored in the communal areas, including the rear staircases. This is a fire escape route. </p><p>11 14. All vehicles must display either a valid permit, or a valid pay and display ticket. </p><p>15. Non domestic rubbish should NOT be left anywhere in the grounds of Latymer Court. The Local Authority provides a collection service and needs to be contacted in advance in this regard. There is a small charge levied by the local council. 16. Please do not put cooking fats or oils down the kitchen sink, as this will block the pipes. Do not put nappies, sanitary towels, rags or other insoluble materials down the lavatory, as these will block the drains. If you see a blocked drain please notify the Estate Office immediately. 17. Musical instruments, TV/Radio or other instrument must not be played so as to cause nuisance to neighbours. 18. No sign, board, plate, placard or any form of advertising to be displayed. 19. Clothes or washing of any description should not be hung out of windows. 20. Bicycles, prams or other obstructions should not be left parked in the access yard, staircases, lifts, landings or gardens. Any items left causing obstruction or a nuisance will be removed without prior notice. 21. Children must be supervised when using the staircases, lifts, landings or gardens. 22. External aerials or satellite dishes of any kind must not be fitted other than the communal systems. 23. When using the lifts please ensure that the inner and outer gates are closed firmly behind you when leaving. 24. Groups of people are discouraged from congregating in the courtyards or reception areas and in any of the communal areas, especially between the hours of 9 p.m. and 9 a.m. </p><p>12 SECTION 3 - LOCAL TRANSPORT</p><p>Latymer Court is well served by Tranport for London and the bus stop for the city and the west end bus services, is situated immediately outside the main entrance on Hammersmith Road and on the opposite side of the road for buses travelling west.</p><p>Buses</p><p>The main routes are as follows:</p><p>Eastbound:</p><p>No. 9 Kensington, Knightsbridge, Hyde Park Corner, Piccadilly, Trafalgar Square and Aldwych. No.10 Kensington, Knightsbridge, Hyde Park Corner, Marble Arch, Oxford Circus, Tottenham Court Road, Euston, Kings Cross. No. 27 Kensington Church Street, Notting Hill Gate, Paddington (Station), Camden Town and Chalk Farm. No. 391 West Kensington and Fulham Broadway.</p><p>Westbound:</p><p>No 9 Hammersmith Broadway No. 10 Hammersmith Broadway No. 27 Hammersmith Broadway, Chiswick High Road and Turnham Green. The addresses and contact details of the local utility services are as follows.</p><p>British Gas: Emergency 0800 111 999</p><p>London Electric: Emergency 0200 111 999</p><p>Thames Water: Emergency 0800 111 999 Supply: 0645 200 888 (24 Hours)</p><p>18 Borough Council: London Borough of Hammersmith and Fulham, King Street, Hammersmith Tel: 0208 748 3020</p><p>SECTION 6 - SERVICES WITHIN LATYMER COURT</p><p>The Landlord has 2 offices within Latymer Court, one that is solely for Company matters and the Estate Office. </p><p>In addition, the Managing Agents, Willmotts, have management and computerised systems in operation at their head office, which provide background support to the Estate Office. </p><p>The Managing Agents Willmotts structure for Latymer Court is as follows:</p><p>Associate Director – Mr Graeme Fisher</p><p>Mr Graeme Fisher has overall responsibility for the management of Latymer Court and he operates from the Head Office of Willmotts. He is supported by Mr Paul Martin, Associate Director. Both can be contacted through Willmotts on 0208 748 6644 and you will be directed accordingly. </p><p>Estate Manager</p><p>The Estate Manager is responsible for the day to day running of Latymer Court. The Company also have their own staff.</p><p>The Estate Office contact details are:</p><p>Telephone: 0208 741 3080 [email protected]</p><p>19 The Estate Office opening hours are from 8.00 am to 5 pm, Monday to Friday.</p><p>Security Staff</p><p>Latymer Court has 24 hour security staff on the premises. There are 2 main entrances to the block, one from Hammersmith Road and the second one from the gates on Rowan Road. </p><p>The security officers will assist with complaints and in cases of emergencies.</p><p>They should be notified of breakdowns or losses of service, especially concerning hot water and/or the heating supply, any leakages, lifts and all disturbances out of normal working hours. </p><p>CCTV covers all of the roads and roof areas within Latymer Court, together with the reception areas. All cameras are monitored (and recorded) at the Front Reception 24 hours a day. </p><p>Regular patrols are undertaken by the security officers throughout the day and night.</p><p>Maintenance Staff</p><p>Latymer Court employs Mr Paul Holland Maintenance Supervisor, who is responsible for day to day maintenance and emergency repair work of the estate. </p><p>If you have a maintenance request, then please raise this in the first instance with the Estate Office who will then deal with it appropriately.</p><p>20 Grounds Staff </p><p>Three contracted ground staff on site Monday to Friday from 08:00 am to 5 pm.</p><p>They assist in the removal of refuse, cleaning and tidying the external communal areas and service staircases. </p><p>Domestic and Household Refuse</p><p>The ground staff are responsible for ensuring domestic refuse is removed from Latymer Court. </p><p>We have provided some house rules on handling refuse, which we hope will assist Residents and make life easier and safer for all concerned: </p><p> All domestic refuse from the flats should be bagged and deposited in the refuse bins situated in the rear service staircases and should not be carried down to the bin storage area, or left at the bottom of the rear service staircases. </p><p> Domestic refuse should not be left at the bottom of the rear staircase as this results in the breeding of vermin and the spread of diseases. </p><p> Please ensure that all broken glass, crockery or anything sharp, is safely and securely bagged and labelled. </p><p> It is an offence for domestic refuse to be deposited in commercial bins and vice-versa. CCTV cameras cover the bin area and residents depositing their domestic refuse in the </p><p>21 wrong bin will be passed on the charge from the Hammersmith and Fulham Council. </p><p> All household refuse ( such as furniture, fridges, cookers, fitting, large boxes or similar items) which residents require to be removed from their flat(s) should not be deposited in the rear service stairways, should not be carried down to the bin storage area, or left at the bottom of the rear service staircases. </p><p> Residents, who have household refuse to dispose of, should make their own arrangements with the local council or speak with the Estate Office who will be able to assist. . </p><p> Residents are requested not to leave any domestic or household refuse and/ or items on the landings of the rear staircase other than in the recognised refuse bins, for any reason whatever. The rear staircases are the secondary escape routes and therefore the obstructing of these staircases could cause injury or serious delay to residents using the staircase in case of fire or other emergencies.</p><p> Private Contractors must remove all their contractors’ waste. Any builders waste left on landings or anywhere on the Estate will be removed and the Flat owner charged the costs incurred in removing the waste.</p><p> Reusable recycle bags are available from the Estate Office free of charge</p><p>Utilities</p><p>The block has a large boiler house from which a centrally controlled heating and hot water system is fed by main boilers and provides </p><p>22 background heating to all flats and shops. Heating is in operation during the winter months from first day of October to the thirtieth day of April only.</p><p>Electricity </p><p>Latymer Court receives its electricity supply from the main grid, however all flats are individually metered and therefore flat owners can arrange to purchase their electricity through any supplier of their choice.</p><p>Water </p><p>Thames Water supply the water for Latymer Court. Flat owners receive individual bills directly from Thames Water.</p><p>Television Aerials</p><p>Latymer Court has communal TV Aerials on the roof to receive FreeSat and Freeview channels if you have the appropriate receiver box. (BBC1, BBC 2, ITV1, ITV 2 and channel 5)</p><p>The system will support sky and just needs to be plugged into the socket for it to work, of course the resident must subscribe to Sky to get this feature.</p><p>For HotBird, ArabSat and European Satellite channels please contact sattelitte direct on 0207 724 8080.</p><p>23 Residents are also permitted to install cable services from their individual flats.</p><p>Private aerials or satellite dishes are NOT permitted and maybe removed without prior notice. </p><p>Royal Mail – Post</p><p>Personal mail is delivered by Royal Mail directly to flats every day except Sunday. </p><p>Small items of post and/or parcels can be signed for at reception and collected later in the day by Residents. A “Delivery Slip” will be delivered through the flat door notifying Residents that there is a parcel for collection at reception. </p><p>Large white goods and furniture will not be signed for. </p><p>Security staff cannot accept liability for the condition of any goods left with them. If you have any concerns in this regard then alternative arrangements should be made to sign for and check goods personally.</p><p>24 SECTION 7 - SECURITY</p><p>Latymer Court security provisions include close circuit television cameras (CCTV) which cover the main entrances, roadways and internal common areas and a programmed security system at the front and rear entrances to the estate. In addition, there is 24 hour security cover 7 days a week, which includes site patrols of the common areas at regular times throughout the day and night. </p><p>Entering the Block</p><p>All persons who are entitled to reside in Latymer Court are issued with a fob for the front entrance on Hammersmith Road and a security card for the rear pedestrian and vehicle entrance on Rowan Road. </p><p>The security card and fob issued to residents will be programmed and allocated for the individual and their flat. If resident(s) move from Latymer Court, they should return these to the Freehold Office. Security cards and fobs which are not returned, will be neutralised and cannot be used by new residents who will have to pay for new ones to be programmed for them.</p><p>Lost cards/fobs must be reported immediately, so that they can be deleted from the system and a replacement issued.</p><p>There will be a cost of new/ replacement card/ security key fobs. </p><p>If your security card or fob is faulty, then please report this to Freehold Office: [email protected] or the reception desk who will arrange for replacement.</p><p>Please also contact the Freehold Office should you wish to purchase additional security cards/ fobs. Additional security cards are only issued at the Landlord’s discretion.</p><p>25 Entry Phone System – There is a keypad/telephone communication system, which allows visitors to call the resident in the flat they wish to visit. The system works by the visitor entering the flat number on the keypad and pressing the “Call” button; this will connect them to the telephone system in the Flat. The resident can then speak to the visitor and permit access by pressing the hash “#” key on their telephone.</p><p>If you are new to Latymer Court then you will need to contact the Freehold Office or complete a form at the reception desk so that they can arrange for your telephone and the entry phone system to be synched . The telephone system is data protected and telephone numbers entered onto the system are confidential to the I.T Company.</p><p>All non residents wishing to enter the building but have not been permitted access by the entry phone system, will be requested to identify themselves to the security guards and provide the name and flat of the resident they are visiting. </p><p>If the visitor refuses to comply with this request, then security reserve the right to refuse entry to that person.</p><p>Vehicles Entering and Exiting</p><p>Those leasing or renting a parking bay and/or garage, but are not residents, will be issued with a restricted security card which will only allow entry via the vehicle gates and the pedestrian gate at the Rowan Road entrance.</p><p>There is a freestanding gooseneck post (situated on the centre island on the Rowan Road approach to the gates) which is a combined Proximity Reader and a speaker/tele-viewer. </p><p>26 Those with security cards can swipe their card over the proximity reader and/or speak into the speaker/ tele-viewer without alighting from the vehicle.</p><p>All visitors and deliveries in vehicles will be required to use the speaker/tele-veiwer on the gooseneck post. On arrival, the driver should press the button indicated on the communication system to speak/make contact with the Security Guard at the rear gate control room and/or the Main Reception. If the person wishing to gain entry is a visitor, the Security Guards on duty will check whether there is a visitors parking bay available. On confirmation that the vehicle can be allocated a parking space, the driver will be allowed to enter and will be issued with a pass and a visitors parking bay number.</p><p>Vehicles making one-off deliveries, will be directed to the nearest available unloading/loading bay adjacent to the block they are delivering to. Unloading and loading will be allowed for a period of 30 minutes, after which the vehicle must move or a request for further time is made to the security officers.</p><p>Please be aware that there is a “One Way” system in place on the roadways.</p><p>Motorcycles and Bicycles</p><p>Motorcycles - Residents who own a motorcycle and have permission to park within Latymer Court should use the Rowan Road gates to enter and exit Latymer Court. Motorbike permits are issued from the freehold office at Latymer Court at a cost and should not be parked within the Court without a valid permit.</p><p>Bicycles - All Residents who own a bicycle should use the Rowan Road pedestrian gates to enter and exit. Bicycles must not be taken out from the Hammersmith Road entrance. Please note all bicycles must be registered at the estate office.</p><p>27 SECTION 8 - PARKING</p><p>Resident Car Parking</p><p>There are 170 parking bays in Latymer Court and they are let by formal agreement with the Latymer Court Freehold Company at an annual licence fee. </p><p>There is limited availability of parking bays and therefore they are rented on a first come first serve basis. Those interested in a parking bay should contact the Freehold Office, Latymer Court who will provide the current pricing information and availability.</p><p>Residents must ensure they display their “permit to park” clearly and should not allow another person to park on their bay unless they display a valid “permit to park”.</p><p>A fine will be imposed for parking without a valid permit. </p><p>All vehicles parked within Latymer Court are parked at the owner’s risk and the landlord does not accept any liability.</p><p>Visitors Car Parking</p><p>Once access is cleared by security, visitors and/ or contractors will be allocated a parking bay. They must proceed to the allocated bay and purchase a “Pay and Display” ticket and display this clearly in the front window of their vehicle along with the security pass provided.</p><p>“Pay and Display” tickets are available from the Pay and Display Meter adjacent to the security hut at the Rowan Road entrance.</p><p>Vehicles not displaying a valid “Pay and Display” ticket will be issued with a penalty fine.</p><p>28 Please note, there are a limited number of Visitors and Contractors parking bays and they are allocated on a first come, first served basis. The bays are available on a 24hr basis and there is no maximum parking period as long as a valid permit is displayed. </p><p>All vehicles parking in a visitor’s bay are required to use Pay and Display for the duration of their visit. </p><p>Motorcycles</p><p>All residents who own a motorcycle and wish to park it within Latymer Court, must notify The Freehold Office and register the details of the motorcycle and confirm where it is being parked within Latymer Court. Areas have been allocated for the parking of motorcycles and a fee, payable in advance, will be charged per annum,</p><p>All motorcycles within the block, which are not registered, will be removed from the Latymer Court at regular intervals. </p><p>Bicycles</p><p>All Residents (including children) who own a bicycle and wish to keep it within Latymer Court, must register it at the Estate Office.</p><p>All bicycles which have not been registered will be removed and retained for a period of fourteen days at which point they will be disposed of. However where a bicycle is causing a nuisance or obstruction, the landlord reserves the right to remove and dispose without prior warning.</p><p>The landlord does not accept liability for any loss or damage in respect of bicycles left at Latymer Court.</p><p>29 SECTION 9 - STORAGE</p><p>Boxrooms</p><p>There are a number of box rooms situated on the roof. Residents wishing to rent a boxroom should contact the Freehold office.</p><p>Ground Floor and Cellar Storerooms</p><p>There are storage rooms at ground and basement levels, these vary in size and costs. If you require further information or pricing details please contact the freehold office at Latymer Court. </p><p>30 SECTION 10 - Licence for Alterations and Sub letting</p><p>Licence for Alterations </p><p>A Licence is required for any alterations to a flat whereby the structure and/ or layout of the lease plans are subject to change. A Licence may also be necessary if there is any alteration to the plumbing within the property. If you are planning to carry out such work then please contact the Freehold Office prior to instructing any works.</p><p>The requirement for a Licence to Alter is necessary to ensure that any alternations to the flats are recorded. In certain instances, conditions may have to be imposed in order to protect the structure of the building and other residents living in the block. </p><p>All fees and costs relating to a Licence to Alter are required to be paid in advance. The process of preparing a Licence cannot begin until all fees and costs have been received. You may not begin works until the Licence has been granted.</p><p>In the event that works are carried out without the required Licence, the Landlord reserves the right to insist on reinstating the property to the original lease plans which may result in complications and difficulties if you wish to sell the property.</p><p>If you wish to carry out simple redecoration work including minor refurbishments, then a licence is not necessary however please check with the Estate Office as you may require a permit to work.</p><p>Sub-Letting of Flats</p><p>There are strict requirements within all the Leases with regards to the subletting of flats in Latymer Court. The covenant is vigorously enforced and all Lessees wishing to sub-let their flat(s) should contact the Freehold Office at The Freehold Office, Latymer Court, Hammersmith Road, Hammersmith, LondonW6 7JB or email: </p><p>31 [email protected], who will provide an “Application to sub-let” form.</p><p>The Application Form should be forwarded to The Latymer Court Freehold Company Office together with a cheque for the appropriate fee, made payable to Latymer Court Freehold Company Ltd.</p><p>All prospective tenants must provide two references, a form of identification and a tenancy agreement of not less than 6 months which must set out the obligations and covenants applicable to Latymer Court.</p><p>Security access will not be granted until the relevant licence has been granted.</p><p>Note: If the behaviour of sub-tenants is considered anti-social by neighbours, the Managing Agents or the Lessor, permission for the sub-let may be withdrawn.</p><p>32 SECTION 11 - REPAIRS, REDECORATION AND MAINTENANCE WORK</p><p>General</p><p>Lessees are reminded that any changes or alterations to the structure of the building, or changes of the layout of the rooms within the flat will require a licence to alter. Please refer to Section 10</p><p>Lessees and tenants should note that any work, even DIY work, carried out within Latymer Court should be notified to the Estate Office so that they can advise you of the pipes, conduits and cables buried within the structure of the flats and prevent any bursting, breaking or damages which could cause serious damage to your own and other properties.</p><p>If you wish to employ the services of a third party contractor, then please inform the Estate Office as all contractors are required to have a valid permit to work before commencement. This is only available from the Estate Office and subject to the following conditions:</p><p>Conditions for Contractors working in Latymer Court</p><p>1) Lessees must notify the Estate Office before any major refurbishment or conversions take place. 2) All Companies and trades persons employed to carry out work of any description in Latymer Court must be fully INSURED. Contractors and/or Individuals shall have a current “Contractors All Risks Comprehensive Insurance Policy”. Sight of Contractors, or the Trades Persons insurance policy, will be required prior to work commencing. 3) Contractors must be in possession of a valid Permit to Work available from the Estate Office 4) Building Control must be notified of any structural works being carried out, and approval must be obtained. A copy of such approval must be sent to the Estate Office.</p><p>33 5) Work must not affect common parts, or their free use by other residents. 6) Any work must not affect or alter in any way the structure or layout or adjacent common parts, or any other flats in the block. 7) Work must not affect the supply of service to other flats except where main supplies are turned off to link up secondary pipes or wiring. This must be arranged with the Estate Office. 8) Noise, dirt and other nuisances must be kept to minimum so as not to inconvenience other residents. Flat entrance doors must be kept closed whilst works are in progress and a dustsheet must be positioned in the communal hallways. 9) The Contractor is required to comply with the restricted working hours within Latymer Court which are: </p><p>Monday – Friday: 8.30 am - 5.00 pm Saturday - 8.30 am – 12 noon Sunday & Public Holiday – no works permitted</p><p>The restricted working hours cover all work being carried out including painting, decorating, DIY and other minor works.</p><p>10) All contractors must sign in at the Rowan Road entrance 11) All Contractors vehicles if parked inside Latymer Court, must be correctly parked and display the “Entry Pass” and a “Pay and Display” Ticket. 12) All Contractors must take their lunch breaks away from the Common Areas including the garden areas. Contractors are not allowed to smoke and/or eat in the common areas. 13) Radios or other musical instruments/equipment must not be played so as to cause or constitute a nuisance, or annoyance to </p><p>34 the licensor or its licences or occupiers of adjoining neighbouring premises. 14) In warm weather, all contractors’ employees must have their torso covered at all times when in the common areas. 15) All Contractors must use the rear service lifts/staircases for movement of all materials, stores, plant and equipment and to clean such areas on completion. Any such materials, stores, plant and equipment, which cannot be fitted into the rear service lifts and which cannot be carried up the rear staircases, will be allowed to be transported in the front main lifts or carried up the main front staircases, but only with prior approval of the Estate Office. 16) All Contractors rubbish, rubble and other waste materials must be removed from the site daily in sealed plastic bags, using only the rear service lifts/staircases. All internal and external common areas are to be swept clean at the end of each working day. The use of the Latymer Court refuse area for the disposal of rubbish, rubble or other waster materials is strictly forbidden. Rubbish Skips for private use are not allowed within the confines of Latymer Court unless prior arrangements have been with the Managing Agents. 17) Damage caused to walls, landing areas, lifts and/or lift well walls must be reinstated and/or cleaned by the Contractor of the Trades persons. If the Contractor or Trades person does not carry out reinstatement/cleaning within seven days of being requested to do so by the Estate Office then the work will be carried out by the Estate Office and charged to the Leaseholder employing the Contractor. 18) All pipe work connecting the cold water supply to a dual outlet must have non-return valves fitted i.e. showers, mixer taps etc. 19) All stop valves to main supplies must be in full working order and accessible in emergencies. Stopcocks and/or stop valves should not be concealed behind fixed panels of any types. 20) Requests for a “Drain Down” of the Hot Water System will require at least 7 days notice. The cost of a drain down for the Hot Water System is a significant operation and pricing for this</p><p>35 service is available from the estate office and payable by those requesting the service. 21) Contractors who cause leaking or damage to any pipe work, fixtures and/or fittings connected to the hot water system and/or heating system which necessitates an emergency drain down will be charged. 22) No external scaffolding may be erected without permission and an agreed timetable. 23) The contractor is not permitted to use the Landlord’s electricity supply.</p><p>SECTION 12 - INSURANCE</p><p>The building as a whole (of which the flats form part) is insured with AXA UK. The landlord insures the building and all the flats through a block policy. . The premium is paid through the service charge account and the policy covers the usual risks and the fabric of the building. A summary of risks can be obtained from the Estate Office on request.</p><p>Please note that the policy does not cover any damages to the contents belonging to the flat owner or the resident inc. carpets, curtains and other personal possessions.</p><p>All Lessees and their tenants are strongly recommended to obtain contents insurance to cover their personal belongings and those of third parties.</p><p>All Lessees should note that the policy requires claims to be made within 14 days of the incident date. Claims made outside this timescale will not be accepted either by the Insurance Company, the Insurance Brokers or the Managing Agents.</p><p>36 There is an excess of £500 per claim on the building insurance policy for Latymer Court. This excess is payable by the person responsible for causing the damage, or the person owning the property., The procedures on how to claim for damage to the structure of your property are set out below:</p><p>1. If you cause damage to the structure of the building, or if damage is caused to your flat from an insurable loss and you wish to make a claim on the communal buildings insurance, you should notify the Estate Office immediately of the incident so they can place the insurers on notice. The Estate Office may instruct Mr Paul Holland (Maintenance Manager) to inspect the damage at their discretion. 2. To process any claim, whether you have caused the damage or the damage has been caused to you, all reasonable measures need to be taken to stabilise the situation and prevent further damage. 3. At least two estimates need to be obtained for the remedial work necessary to reinstate the property. The estimates should be on a like for like basis or as close as reasonably possible. The Estate Office will be able to assist with this if required. Please send a copy of the estimates to the Estate Office along with the details of the claim. 4. The quotations will then be sent to the Insurance Broker for a decision to be made by the Insurer. If the damage is substantial, the insurers may send a loss adjuster to view the damage and/or obtain an alternative quotation for the repair work, which they may feel is necessary. 5. You will be notified when your claim is approved. Once you receive approval notification, you should instruct the contractor, chosen by the insurer, to proceed with the work. 6. On completion of the work as agreed by the insurer, you should pay the contractor and forward his receipted invoice to the Estate Office for any reimbursement. If you have any difficulty making payment to the contractor please discuss </p><p>37 with the Estate Office and alternative payment methods may be arranged. </p><p>As there is a £500 excess on all claims, if the total cost of this work falls within the excess amount, then the costs will be recovered from the service charge payable by you.</p><p>38 39 Empty Properties</p><p>Contained within the AXA policy for Latymer Court is a clause noted as the “empty buildings warranty”. Please make note of the provisions highlighted under this clause, set out below:</p><p>“It is warranted that whenever the property insured is left without an occupant for more than 30 consecutive days that:</p><p>(i) Either</p><p>(a) The gas, electricity, oil and water supplies are turned off and during the months of May to September (inclusive) the central heating system is drained.</p><p>(b) During the months of May to September (inclusive) the gas, electricity, oil and water supplies are turned off and during the months of October to April (inclusive) the central heating system is put into effective operation for at least a minimum of 4 hours in every 24 hours with those service not necessary for its operation turned off/drained.</p><p>And</p><p>(ii) The flat is visited and inspected internally and externally at least once during each week by you, or on your behalf.</p><p>40 41</p>
