Introduction Introduction: This design and access statement has been prepared in support of the 17 23 application for full planning permission within the London Borough of Islington for the redevelopment of the site at 16 Japan Crescent, London N4 4BB. The format 15 12 of the statement follows the general headings prescibed in the Commission for JAPAN CRESCENT Architecture and the Built Environment (CABE) document ‘Design and Access Statements, how to write, read and use them’ published in 2006. Only items within the CABE document that are relevant to the scheme have been included within this statement. 14 18 1a The site is bounded by Japan Crescent to its north, 14 Japan Crescent to its 6 west, 7 Mount Pleasant Crescent to the south and 18 Japan Crescent to the East (Figures 1 and 2). The site is a semi-derelict, unused single storey building located within the Stroud Green Conservation Zone which forms a part of the London Borough of Islington. The Stroud Green Conservation Zone is a dynamic and vibrant place with its traditional terrace housing together with its proximity to the local town centre, shopping districts and open spaces. The application is for the demolition of the existing semi-derelict building and redevelopment of the site to provide a high quality dwelling. The proposals have 28 MOUNT PLEASANT CRESCENT been designed with the sites designation within a conservation area and of the 1 special character in mind. It takes due reference to its setting and surroundings. The composition of the scheme has been designed to complement the buildings S that surround the site. This report summarises the design proposals for the site and it should be read in conjunction with the application drawings. The applicant is d4p developments limited, the owner of the site. Mark Armstrong, director of d4p developments limited, is the intended resident of this dwelling. The following aspects of the site, together with the possible impact any development might have on the neighbouring buildings and wider environment, has been assessed during the course of the scheme design: a. Analysis of the site and its relationship to the surrounding buildings. b. Appraisal of the public transport accessibility and parking conditions in the area, and the potential impact of additional housing on the site. d4p-uk | june 2014 5 Design & Access Statement: 16 Japan Crescent, London, N4 4BB 2. The Context Neighbourhood Character: Japan Crescent (Figure 3) sits within the Stroud Green Conservation zone. The surrounding area is predominantly residential with aligned uses stippled along the street. The dwelling typology varies from 2 to 4 storey terraced houses (Figures 5 & 6). The area is typified by Victorian Terraces, post-war rebuilds and last decade conversions. Building materials along the street scene in the area are a mix of various colours of brick, render typically with stucco detailing and contemporary cladding such as timber, zinc, etc. On Japan Crescent, the buildings contain a pitched roof through the central terraces and are terminated by a hipped roof at the ends. Some of the front bay windows contain a hipped roof whist the others have a flat roof. The windows are framed with white lintels and the doors have a semi-circular brick arch. The two storeys are separated by a couple of protruding brick soldier courses with a white band between them. Land Use Local land uses are mostly residential with a few sites catering for commercial uses. A range of public facilities along Crouch Hill and Stroud Green Road cater to the site; situated within a walk of one minute. These include a range of shops, services and public transport. The buildings are typically 2 storeys high with a few tall ones (Figures 4, 5 and 6). View The main views into the site are from Japan Crescent and from the rear of 18 Japan Crescent and the rear terrace of 7 Mount Pleasant Crescent. There is a protected view in the vicinity of the site but not through/over the site (Figures 4).
