Wadebridge and Padstow Schedule

This schedule contains the infrastructure requirements for Wadebridge as well as the requirements for the rest of the Wadebridge and Padstow Community Network Area Local Plan The Local Plan seeks to focus development in the area on Wadebridge, address local needs for housing, better quality jobs, better access to services and facilities whilst protecting the area’s high quality environmental assets. The Local Plan key objectives for the Wadebridge and Padstow CNA: 1,100 homes in Wadebridge 1,000 homes elsewhere in the CNA to support sustainable communities. Development should: • Identify the level and location of new growth. Provide suitable types of housing to meet a variety of needs enable the delivery of affordable housing particularly when considering the impact of a high percentage of second homes. • Promote better quality jobs to create a more balanced economy. • Protect and support enhancements to local shops, facilities and services. • Protect the various national and international designations; ensuring development does not have a negative impact on these areas. Consider coastal, tidal and fluvial flooding issues. • Improve access to healthcare provision particularly in the rural areas and promote public transport links to rural villages. Support and develop ICT infrastructure Town Framework A Wadebridge Neighbourhood Plan is being developed by Egloshayle Parish, St Breock Parish and Wadebridge Town Councils. The emerging Neighbourhood Plan can be found via the following link:- Wadebridge and Padstow Costs The schedule identifies costs of the infrastructure projects where they are known. In many cases however the project costs are not known or are subject to change and caution is needed in regarding these costs. The total known costs of projects in the Wadebridge and Padstow CNA schedule are shown below but these come with a health warning as they are only temporary totals. The total known cost (many costs unknown at this time and some are shared with other areas) for delivering the infrastructure projects in the area is:- £9,747,400.00 Funding As with costs, the information on funding as shown in the schedule needs to be considered with caution, as new information on funding sources and figures emerges regularly. Funding for infrastructure in the Wadebridge and Padstow CNA could come from a number of sources including: ERDF Growth Programme, Cornwall Council, Homes and Communities Agency, Flood and Coastal Resilience Partnership Funding, the New Homes Bonus and Cornwall Community Infrastructure Levy.
