Executive Summary Exp Services Inc. (exp) was retained by Mr. John Spina c/o The Manors of Belfountain Corporation (the Client) to complete a Phase One Environmental Site Assessment (ESA) of the undeveloped property designated as Part of Lot 9, Concession 5 West of Hurontario Street (W.H.S.), being PIN 14267 – 0047 and Part of PIN 14267 - 0114, Belfountain, Town of Caledon, Ontario, hereinafter referred to as the 'Site' The objective of the investigation was to identify areas of potential environmental concerns on the Phase One Property in accordance with Ontario Regulation 153/04 (as amended by Regulation 511/09). A Phase One ESA is a systematic qualitative process to assess the environmental condition of a site based on its historical and current uses. This Phase One ESA was conducted in accordance with the Phase One ESA standard as defined by Ontario Regulation 153/04, as amended by Ontario Regulation 511/09 (O.Reg. 153/04), and in accordance with generally accepted professional practices. Subject to this standard of care, exp makes no express or implied warranties regarding its services and no third party beneficiaries are intended. Limitation of liability, scope of report and third party reliance are outlined in Appendix A. The Site occupies an area between Mississauga Road and Shaws Creek Road, approximately 320 m south of Bush Street, in Belfountain, Ontario, as shown on Figure 1. The Site is irregular in shape and occupies an area of approximately 70.3 hectares (~174 acres). The Site is currently undeveloped, consisting of a series of twelve (12) farm fields and a wooded area at the east end. The Site encompasses an area of rolling terrain with a relief of approximately 23 m. At the time of this investigation, the Site was vacant and undeveloped land parcel, under agricultural land use. An old silo and remnants of former building structure (likely a house or barn) exist in the northeastern portion of the Site. It is understood that a residential subdivision is being proposed for the Site. Several wells (monitoring wells/exploration wells/ possible former potable water supply well) are present on the Phase One Property. Once no longer required, all wells must be decommissioned by a licensed well driller prior to development. Also, any surficial debris associated with the remnants of former building structures within the northeastern portion of the Site should be removed.
