The median home price checked in at $255,400, up 3.8 percent from October 2017, making it the 80th straight month of price increases nationwide. United States sales in October were down 5.3 percent from last year, with 4.62 million homes sold. Properties nationwide spent an average of 33 days on the market, with 46 percent of them going under contract in less than a month. All-cash sales made up 23 percent of October’s transactions, and 31 percent of home sales in this month were first-time homebuyers. ATLANTA MARKET-WIDE Covering 11 Counties: CHEROKEE, CLAYTON, COBB, DEKALB, DOUGLAS, FAYETTE, FORSYTH, FULTON, GWINNETT, PAULDING, AND ROCKDALE. According to data from the Atlanta Realtors Association, metro Atlanta Realtors sold a total of 4,448 homes in October, a slowdown of 1,173 homes sold in September. The city saw 4,962 new listings to complete the total of 14,947 active listings in the metro area, up 163 listings from September. October’s average sales price was $3,000, up 6.9 percent from October 2017, and the median sales price was $263,000, a 9.1 percent increase from last year. ON THE MARKET 1481 Jones Road, Roswell 30075 Area 21 (Buckhead, Haynes Manor, West Paces Ferry, Chastain Park, Peachtree Park) makes up five of Atlanta’s top intown neighborhoods. Homes in this area sold for an average of $1,209,065. PERFORMANCE BY AREA | INTOWN Area 52 (North Druid Hills, Decatur, Avondale, Belvedere Park) saw the highest number of sales with 170 single family homes sold. Homes closed at 97.3% of their opening price in Area 24 (Little Five Points, Edgewood, Kirkwood, East Lake). Area 51 (Brookhaven, Ashford Park, Dunwoody Forest, Chamlee) is an increasingly popular neighborhood, shown below by single family homes in the area spending less than a month on the market, the shortest days on market time in October. The highest average sales was $1,209,065 in Area 21 (Buckhead, Haynes Manor, West Paces Ferry, Chastain Park, Peachtree Park), the only Intown area to reach over $1 million in October. The three the highest number of available homes in October, with 109 active homes sold in Collier Hills yielded the highest price / square foot listings. Other neighborhoods with high inventory were Morningside, average at $349.84, while square footage was most affordable in with 68 available homes, and North Buckhead, with 50. Riverview, Tuxedo Park, selling for an average of $194.67 / square foot. Chastain Buckhead, and Peachtree Battle all had 0 listings last month. DAYS ON MARKET: A home in Brookwood Hills spent only three days on the market in October, while a home in Sandy Springs SALES: The highest priced sale was in Tuxedo Park, where a home remained on the market for 285 days. A home in Castlewood was sold for $4,975,000. The most homes sold in October were in sold in four days, and homes in Virginia-Highland and Ashford Park Virginia-Highland, with 12 homes, followed by Buckhead, Ashford both sold in 19 days. Park, and Morningside, with 10 homes each. In October, Buckhead saw a home listed for $25 million followed by a home in Kingswood for $12.5 million. PERFORMANCE BY AREA | NORTH ATLANTA The highest number of sales was seen in Area 62 (Duluth, Suwanee, Sugar Hill, Buford) with 218 single-family homes sold. This area has seen the highest number of sales for months in a row. Area 131 (Sandy Springs, Chattahoochee Plantation, North Harbor, Woodcliff) attained the highest average sales price at $692,388. Homes sold for 98.9 percent of their opening price in Area 61 (Norcross, Peachtree Corners, Berkeley Lake), where they also sold quickest with an average of 35 days on the market. For months, Area 62 (Duluth, Suwanee, Sugar Hill, Buford) has seen the highest number of sales of all the North Atlanta areas.
